This chapter shall be known and may be cited
as the "Zoning Ordinance of the Incorporated Village of Farmingdale."

For the purpose of regulating and restricting
the location of trades and industries and the location of buildings
designated for specified uses and for the purpose of regulating and
determining the density of population and the area of yards and other
open spaces surrounding buildings hereafter erected or altered, the
Incorporated Village of Farmingdale is hereby divided into the following
districts:
Senior Citizen Housing District

Residence AA District
|
Residence AAA District
|
Residence A District
|
Residence B District
|
Residence BB District
|
Residence C District
|
Residence CC District
|
Office-Residence District
|
Business D District
|
Industrial I District
|
The boundaries of said use districts shall be
as shown on the Use District Map which accompanies this chapter and
amendments thereto and is hereby declared to form a part thereof.
The use district designations which accompany said Use District Map
and all other legends on such map are hereby declared to be a part
of this chapter. When the location of a district boundary line is
not otherwise determined or specified, it shall be determined by the
scale of the map measured from a given line.

The minimum setback of all buildings and structures
from the nearest street lines in Business D and Industrial I Districts
shall be shown and designated on the Use District Map, as amended;
provided, however, that where no setback lines are shown upon said
map for any street or portion thereof in either of said business districts
or industrial district and no provisions are made for such setbacks
or front yards in any other provisions of this chapter, then no setback
or front yard shall be required. The minimum setbacks designated on
said Use District Map are hereby established, and the setback designations
which accompany said map and all other legends thereon are hereby
declared to be part of this chapter.

No building or premises shall be used and no
building shall be erected or altered for any purpose other than the
purposes permitted in the district wherein the same shall be located
and except in conformity with the regulations therein prescribed for
such district. The Board of Trustees shall be authorized to establish
a schedule of regulations setting forth the zoning regulations pertaining
to each district. Such schedule of regulations shall be considered
part of this chapter.
No building or structure shall be erected, altered
or used so as to encroach on the setback areas designated in the Use
District Map which accompanies this chapter, as amended.
