A building may be erected and a lot or premises may be used
for any of the following uses and for no other:
A. Single-family detached dwellings.
C. Any use permitted in R-3 District.
A lot area of not less than 6,000 square feet shall be provided
for each dwelling, the lot having a minimum width of 50 feet. In the
case of a corner lot, the owner may elect one of the streets on which
to establish the minimum lot width for the purpose of this section.
Maximum building area coverage shall not exceed 30% of the lot
area. Maximum impervious surface coverage shall not exceed 40% of
the lot area.
Except as provided in §
350-171 of this chapter, any accessory building to any permitted use shall conform to the same yard requirements as applicable to the main use and shall not increase the area of the lot covered by buildings beyond the permitted building area.
The maximum height of any building shall not exceed 35 feet.
