A building may be erected and a lot or premises may be used for any of the following uses and for no other:
A. 
Single-family detached dwellings.
B. 
Municipal use.
C. 
Any use permitted in R-3 District.
A lot area of not less than 6,000 square feet shall be provided for each dwelling, the lot having a minimum width of 50 feet. In the case of a corner lot, the owner may elect one of the streets on which to establish the minimum lot width for the purpose of this section.
Maximum building area coverage shall not exceed 30% of the lot area. Maximum impervious surface coverage shall not exceed 40% of the lot area.
A. 
Front yard. There shall be a front yard, the depth of which shall be at least 20 feet. In the case of a corner lot, a front yard shall be required on each street which the lot abuts.
B. 
Side yard. There shall be two side yards, one on each side of the building, each at least 10 feet in width. In the case of any other use, other than an accessory building, there shall be two side yards, each at least 20 feet in width.
C. 
Rear yard. There shall be a rear yard, the depth of which shall be at least 25 feet.
Except as provided in § 350-171 of this chapter, any accessory building to any permitted use shall conform to the same yard requirements as applicable to the main use and shall not increase the area of the lot covered by buildings beyond the permitted building area.
The maximum height of any building shall not exceed 35 feet.
