The purpose of this district is to provide for medium-density
residential neighborhood development in areas where public sewers
exist or can be provided; to provide multifamily housing opportunities
in planned residential developments with public or community sewage
treatment systems; and to allow for accessory uses and compatible
public and semipublic uses as conditional uses or uses by special
exception.
In the R-3 Multifamily Residential District, all uses shall be subject to the following regulations, except as they may be modified by Article
XIV, planned residential developments, or by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article
XV.
A. Minimum lot area:
(1) Single-family dwelling:
(a)
Without public sewers: one acre (43,560 square feet).
(b)
With public sewers: 0.25 acre (10,890 square feet).
(2) Two-family dwelling:
(a)
Without public sewers: one acre or 21,780 square feet per dwelling
unit.
(b)
With public sewers: 0.5 acre (21,780 square feet) or 10,000
square feet per dwelling unit.
(3) Garden apartments or townhouses: two acres (87,120 square feet).
(4) All other principal uses: one acre (43,560 square feet).
B. Minimum lot width:
(1) Single-family dwelling:
(a)
Without public sewers: 100 feet.
(b)
With public sewers: 65 feet.
(2) Two-family dwelling: 100 feet.
(3) All other principal structures: 100 feet.
C. Minimum floor area per dwelling unit:
(1) Single-family dwelling: 1,800 square feet.
(2) Two-family dwelling: 1,200 square feet per dwelling unit.
(3) Townhouse: 1,200 square feet per dwelling unit.
(4) Garden apartment:
(a)
One-bedroom unit: 500 square feet.
(b)
Two-or-more-bedroom unit: 1,000 square feet.
D. Maximum dwelling unit density:
(1) Townhouses: eight units per acre.
(2) Garden apartments: 12 units per acre.
E. Maximum lot coverage: 30%
F. Minimum front yard: 30 feet.
G. Minimum rear yard:
(1) Principal structures: 30 feet.
H. Minimum side yard:
(1) Single-family dwellings: 10 feet.
(2) Two-family dwellings: 10 feet.
(3) All other principal structures: 30 feet.

K. Maximum height:
(1) All principal structures: three stories, but no more than 45 feet.
[NOTE: Height of single-family dwelling or two-family dwelling may
be increased by up to 10 additional feet, provided side and rear setbacks
are increased by the same number of feet.]
(2) All accessory structures: one story, but no more than 15 feet.
