Whenever a planned commercial development or planned unit development
is proposed, the applicant for the development will follow a three-step
review procedure in order to minimize the expenditure of time and
resources. The steps are preapplication review, preliminary plan and
final plan. Upon review of the final plan, the Planning Board shall
submit its recommendations to the Town Board. The Town Board will
then, after a public hearing, approve, approve with modifications
or disapprove the proposed development. If a zone change is required,
the Town Board will grant the zone change concurrently with the final
approval of the development.
