Except as hereinafter specifically provided, the following shall
govern the application of regulations:
A. Use of land or buildings. No building shall be erected, and no existing
building shall be altered, added to, or moved onto a lot, nor shall
any land or building be used or arranged to be used, for any purpose
other than is included among the uses listed in Article
VI for the
district in which it is located.
B. Building height. No building shall hereafter be erected or altered
to exceed in height the limit designated in Article
VI for the district
in which it is located.
C. Space and area regulations. No building shall hereafter be erected,
nor shall any existing buildings be altered, enlarged or moved, nor
shall any open space contiguous to any building or any required parking
or loading areas be encroached upon or reduced in any manner, except
in conformity to the yard, lot area, building location, percentage
of lot coverage, and other space and area regulations designated in
said Article
VI, unless such reduction or encroachment is by duly
constituted authority for a public purpose.
D. Yard as related to building. No part of a yard or other open space
as a required appurtenance to any building for the purpose of complying
with the provisions of this chapter shall be included as a part of
a yard or other open space required for any other building on any
other lot.
E. Maintenance of lot size. No lot shall be reduced in area so that
yards, lot area per dwelling unit, lot width or other requirements
of this chapter are not maintained, unless such reduction is by duly
constituted authority for a public purpose.
