For the purpose of this Chapter, the City of Olivette is hereby divided into the following districts:
"SR"
Single-Family Residential District.
"AR"
Attached Single-Family Residential District.
"PASF"
Planned Attached Single-Family District.
"PRO"
Planned Residential/Office District.
"COR"
Commercial/Office/Retail District.
"LID"
Light Industrial District.
"PA"
Public Activity District.

A. 
The boundaries of these districts are identified on the Zoning District Map of the City of Olivette, which accompanies and is hereby made a part of this Chapter.
B. 
Where uncertainty exists with respect to the boundaries of the various districts as shown on the Zoning Map, the following rules shall apply:
1. 
The district boundaries are either streets or places unless otherwise shown and where the designation on the Zoning Map indicates the various districts are approximately bounded by street or place lines, said streets or places shall be construed to be the boundary of such district.
2. 
Where the district boundaries are not otherwise indicated and where the property has been or may hereafter be divided into blocks and lots, the district boundaries shall be construed to be lot lines and where the designation on the Zoning Map indicates the various districts are approximately bounded by lot lines, said lot lines shall be construed to be the boundary of such district unless said boundaries are otherwise indicated on the map.
3. 
In unsubdivided property, the district boundary lines on the Zoning Map shall be determined by use of the scale contained on such map.

Whenever any property is annexed, such property shall have continued in force its zoning classification at the time of such annexation, until such time as such zoning classification is changed under the procedures for amendment of this Zoning Code.

A. 
Except as hereinafter provided:
1. 
No building shall be erected, converted, enlarged, reconstructed or structurally altered, nor shall any building or land be used for any purpose other than is permitted in the district in which such building or land is located.
2. 
No building shall be erected, converted, enlarged, reconstructed or structurally altered to exceed the height limit herein established for the district in which such building is located.
3. 
The minimum yards and open spaces, including lot area per family requirement, for each and every building existing at the time of the passage of this Chapter shall not be encroached upon or considered as yard or open space requirements for any other building.
4. 
Every building hereafter erected or structurally altered shall be located on a lot as herein defined and in no case shall there be more than one (1) main building on one (1) lot, except as otherwise provided in this Chapter.
5. 
No land established for roadway purposes, either in a public or private street or place, shall be used as a yard or as any part of the required lot area prescribed by this Chapter.

Whenever any street, alley or other public way is vacated as authorized by law, the zoning districts adjoining each side of such street, alley or public way shall be automatically extended to the center of such vacated area and all such vacated area shall thenceforth be subject to the regulations of the applicable extended district.

A. 
Group homes shall be permitted in any zoning district in which single-family dwellings are permitted, provided that
1. 
No group home shall be located within one thousand two hundred fifty (1,250) feet of another group home, and
2. 
The group home shall comply with all other applicable zoning, exterior appearance, and safety regulations and standards.
B. 
If, due to the application of either Section 400.160(A)(1) or Section 400.160(A)(2), a group home is not a permitted use in a zoning district in which single-family dwellings are otherwise permitted, a person or persons with disabilities or an operator of group homes for persons with disabilities may request reasonable accommodation from the applicable restriction as provided in Section 400.1230 of this Chapter.
