The purpose of the I-1 District shall be to provide for manufacturing
and other related uses. This district is intended to reserve land
for the functions of industrial activity, wholesaling, warehousing,
and distribution.
Only the following uses are permitted by right in the I-1 District, provided that the requirements for specific uses in Article
XIII are met:
B. C-5 Recreational facility.
C. C-14 Municipal/government building or use.
I. E-12 Automotive body repair and paint shop.
K. E-16 Veterinary office or clinic.
M. E-21 Animal shelter or rescue.
N. F-1 Utility operating facility.
S. G-3 Mini warehouse, mini storage.
W. G-7 Fuel storage and distribution.
X. G-8 Building materials sale.
Y. G-9 Equipment storage yards.
BB. G-12 Laundry, dry-cleaning or dyeing plant.
FF. H-11 Solar energy system.
Only the following uses are permitted by special exception in the I-1 District, provided that the requirements for specific uses in Article
XIII are met:
C. C-7 Private organization or community center.
F. E-4 Financial establishment.
G. E-9 Commercial recreation and entertainment.
I. H-5 Temporary structures and vehicles.
Only the following uses are permitted by conditional use in the I-1 District, provided that the requirements for specific uses in Article
XIII are met:
D. F-4 Telecommunications facility.
F. G-16 Lawful use not otherwise permitted.
The following size regulations shall apply to all uses in the
I-1 District, unless a more restrictive requirement is stated in this
chapter for a particular use:
A. Minimum lot size:
(1) Area square (feet): 20,000.
B. Average lot area per dwelling unit (square feet).
D. Maximum building height for the principal building:
(1) Number of stories: three.
E. Maximum building coverage (%): 50%.
