The regulations set forth in this Article, or set forth elsewhere
in this Chapter when referred to in this Article, are the regulations
of the "A" Agricultural District.

A. A building
or premises shall be used only for the following purposes:
1. Detached single-family dwellings, but not including trailers or mobile
homes.
2.
Farms, Truck Gardens, And Nurseries. Including the sale and distribution of agricultural products and products other than machinery that are to be used for agricultural purposes; provided, however, that no farm shall be operated either publicly or privately for the feeding or disposal of garbage, rubbish, or offal. Permitted uses include the normal and humane raising of farm animals (Section
205.010) that are provided with food, shelter, and the opportunity to roam out of doors in a manner consistent with the type of animal.

The number of farm animals per acre is restricted to:
(8) Chickens: one hundred (100).
(9) Turkeys: one hundred (100).
(10) Ducks: one hundred (100).
b.
Even the normal raising of farm animals is prohibited if the animals or conditions create a nuisance (Section
215.010).
c.
Buildings that house or shelter farm animals can be no closer
than one hundred (100) feet to the property line.
3. Grain elevators or similar storage structures, including buildings
for seasonal or temporary storage of grain.
4. Roadside stands, offering for sale only farm products which are produced
on the premises.
7. Public parks, public playgrounds, and recreational areas, operated
by membership organizations for the benefit of their members and not
for financial gain.
8. Public schools and institutions of higher education, public libraries,
and municipal buildings.
9. Public utilities, including water treatment plants, wells, sewage
treatment plants, and electrical distribution plants.
10. Private clubs, except skeet and gun clubs, and those the chief activity
of which is a service customarily carried on as a business.
11. Church bulletin board or a temporary sign not exceeding twenty (20)
square feet in area, appertaining only to the lease, hire, or sale
of a building or premise, or the sale of products grown and sold on
the premises; provided however, that not more than one (1) sign of
the above character shall be permitted on any lot or tract.
12. Customary home-occupations, provided that there shall be no external
evidence of such occupations except a small announcement or professional
sign not over two (2) square feet in area.
13. Accessory buildings or uses customarily incidental to any of the
above uses and not involving the conduct of a business, including
a private garage and/or parking area or other building or structure
commonly associated with the permitted uses of this district.

15. Medical Marijuana facilities such as but not limited to cultivation
facilities, dispensary facilities, medical marijuana-infused products
manufacturing facilities, and testing facilities.

A. In addition to the specific requirements for the "A" Agricultural District, all height and area regulations and exceptions set forth in Article
XVII, Height And Area Exceptions And Modifications, as they apply to uses in the "A" Agricultural District, shall be observed.
1. Height. The maximum height of buildings permitted
shall be as follows:
a. Detached single-family dwellings, and all buildings other than churches
and similar places of worship, thirty-five (35) feet and not over
two and one-half (2½) stories.
b. Churches and similar places of worship seventy-five (75) feet for
towers or steeples and not more than forty-five (45) feet for the
principal building.
2. Area. No building or structure shall be erected
or enlarged or lot sold or offered for sale, unless the following
minimum dimensional requirements are provided and maintained in connection
with such lot, building, structure, or enlargement:

3. Percentage of lot coverage. All buildings, including
accessory buildings, shall not cover more than thirty percent (30%)
of the lot.
