The following regulations shall apply in R-2-R Districts.
The following uses are permitted in the R-2-R District:
A. Parks, playgrounds, and athletic fields.
B. Public recreational and community center buildings and grounds.
The following uses are prohibited in the R-2-R District:
The following are permitted accessory uses in the R-2-R District:
B. Private garages, carports, and driveways.
D. Tool houses, sheds and other similar buildings used for the storage
of common supplies.
E. Satellite dish antennas less than 38 inches in diameter.
F. Telephone and public utility installations, and cable television
installations.
G. The keeping or maintaining of no more than six chickens (hens or pullets) when licensed in compliance with Chapter
102.

The following are conditional uses in the R-2-R District:
B. Community living arrangements serving nine or more persons.
C. Satellite dish antennas larger than 38 inches and less than 12 feet
in diameter.
D. Religious institutions in the form of convents, seminaries, monasteries,
churches, chapels, temples, synagogues, rectories, parsonages, and
parish houses.
E. Public utility and service uses, and civic buildings, as follows:

Police stations, public works facilities.

Railroad rights-of-way, but not including railroad yards and
shops, other than for passenger purposes.
(6)
Telephone exchanges, transmission equipment buildings and microwave
relay towers.
F. Accessory structures and fences which do not conform to the requirements
identified elsewhere in this chapter, but which are designed, constructed
and maintained so as to be harmonious and appropriate in appearance
with the existing or intended character of the general vicinity or
use and will not change the essential character of the same area.
G. Parcels that do not meet any one of the zoning requirements regarding
building setbacks, lot frontage, lot size, accessory building size
and number of buildings per parcel, provided that the remaining zoning
requirements are all met.
Residential dwellings: 35 feet maximum, except as provided by §
295-13, Height regulations.
Parking shall conform to the requirements as set forth in Article
XXVIII, Off-Street Parking Requirements.
Signs shall be regulated as set forth in §
295-361, Regulation of signs.
