The following codes shall set forth the minimum building requirements:
A. The International Building Code 2015; International Residential Code
2015; Illinois State Plumbing Code, current edition; International
Fire Code 2015; International Mechanical Code 2015; International
Property Maintenance Code 2015; International Energy Conservation
Code and Illinois Energy Conservation Code with supplements, current
editions; International Fuel Gas Code 2015; International Existing
Building Code 2015; International Swimming Pool and Spa Code 2015;
International Solar Energy Provisions 2015; NFPA 70, National Electrical
Code 2014; the most current editions of the adopted NFPA standards
and any amendments thereto.

B. All habitable interior wall and ceiling surfaces shall be covered
with a minimum of one-half-inch gypsum wallboard or approved equal.
No backup is required for one-inch nominal solid paneling. Pull down
stair assemblies shall have a minimum twenty-minute fire rating.

C. Special conditions and tests. When special conditions exist or arise
during construction which necessitate additional precautions, the
Building Official may require work and testing in excess of these
requirements at the expense of the owner.
D. Site preparation. No excavation, stripping of organic material or
removal of vegetable matter shall be done before drawings with elevations
are submitted and approved by the Building Department.

E. Dumpsters and portable toilets shall be placed on the job site prior
to framing to ensure public safety, health and welfare. If a builder
has multiple job sites within a subdivision, portable toilet spacing
of one unit per 500 lineal feet of roadway is permitted. Builders
sharing portable toilet facilities shall provide the Village with
a "letter of agreement to share such" for approval by the Village.

F. When a kneewall is supporting two stories and a roof, the kneewall
shall be constructed with a minimum of two-by-six studs.
G. Construction documents (plans) must be on site for all inspections
(exceptions: underground plumbing, electrical service, backfill, insulation,
firebox, EIFS, masonry stucco, masonry flashing, tie downs, pools,
re-roofs and siding inspections).
H. In all multi-unit buildings where two or more tenants are proposed,
a minimum two-hour fire barrier shall be provided between each tenant.
I. Fire-stopping compounds shall have a flame spread rating no greater
than 50 and comply with ASTM E-84. Approved caulk, mineral wool or
rock wool is acceptable, but in no case shall drywall compound be
used as a fire or draft stop.
J. Gutters and downspouts must be provided on all buildings. Gutters
and downspouts must be installed unless the Building Official specifically
permits omission. All exterior doors shall be protected from roof
runoff by a continuous gutter and downspout or as approved by the
Building Official.
K. All spaces between any chimney and floors or ceilings through which
the chimney passes must be fire stopped with noncombustible material
and installed as per the Building Official.
L. All manufactured fireplace-box shaft-walls shall be covered to the
first firestop with five-eighths-inch Type "X" drywall and fire taped.
M. Effective erosion control practices shall be followed during all
earth moving, storage and placement operations so as to prevent sediments
from leaving the site and as required by the Building Official. In
addition, the construction process shall be organized and conducted
so as to prevent equipment from dragging or carrying mud or dirt onto
public streets. Where this may accidentally occur, the builder or
his or her responsible agent shall immediately clean the road surface.
Silt fence, when required, shall be maintained until final site work
is installed.
N. Address numbers. New and existing buildings and tenant spaces shall
have approved address numbers, building numbers or approved building
identification placed in a position that is plainly legible and visible
from the street or road fronting the property. These numbers shall
contrast with their background. Address numbers shall be Arabic numerals
or alphabet letters. Exterior numbers shall be a minimum of six inches
high. Interior tenant spaces shall have minimum four-inch-high numbers.
O. A spark arrestor shall be installed for all solid fuel burning fireplaces
or stoves and be constructed in accordance with R1003.9.1.
P. A minimum two-inch gas curb is required in attached garages.

Q. All attached garages are to be backfilled with stone or drilled No.
4 rebar pins 48 inches oc and 24 inches deep from the foundation wall.
