A. 
Uses permitted. Buildings may be erected, altered, or used, and a lot or premises may be used, for any lawful purpose as follows:
(1) 
All uses not otherwise prohibited by law that shall permit the carrying out of the purposes of this chapter to protect the health, safety, morals and general welfare of the community and shall be compatible with the existing land uses and buildings with respect to use, architectural structure and landscaping.
(2) 
Junkyards or automobile wrecking yards, scrap iron, scrap paper or rag storage, sorting or baling, provided such uses are conducted within a building or where entirely enclosed within a fence or wall of not less than eight feet in height, and said fence or wall shall be constructed of permanent material and shall provide a visual protection to occupants of adjoining properties.
(3) 
Any lawful manufacturing or industrial use not otherwise prohibited in this chapter.
(4) 
All commercial uses.
B. 
Uses prohibited:
(1) 
All residential uses.
(2) 
All uses of land, buildings, and structures or industrial processes that may be noxious or injurious by reason of the production or emission of dust, smoke, refuse matter, odor, gas, fumes, noise, vibration, or similar substances or conditions; provided, however, that any uses may be permitted if approved by the Zoning Hearing Board and subject to the securing of a permit therefor and to such conditions, restrictions, and safeguards as may be deemed necessary by said Board for the purpose of protecting the health, safety, morals and the general welfare of the community.
A. 
Height regulations. The height of a building shall not be greater than 45 feet. (See Article IV, § 500-14.)
B. 
Area regulations. The lot area shall be not less than two acres, and the lot width shall be not less than 200 feet.
C. 
Coverage regulations.
(1) 
All buildings, including accessory buildings, shall not cover more than 65% of the lot area.
(2) 
At least 10% of the lot area shall be covered with vegetative material.
D. 
Setback regulations. Structures shall not be constructed:
(1) 
Less than 60 feet from any public right-of-way.
(2) 
Less than 30 feet from any district boundary.
(3) 
Less than 15 feet from any industrial lot line.
Buffer yards shall be provided in accordance with the provisions of Article IV, § 500-17B, of this chapter.
Signs and advertising structures shall be permitted only when such signs or structures refer or relate directly to the materials made, sold or displayed on the premises, and further provided that such signs and advertising structures are in conformance with Article X hereof.
Off-street parking shall be provided in accordance with Article XI.
There shall be provided on the premises sufficient area to conduct all loading and unloading of materials and/or products to and/or from vehicles of all kinds. In addition, space for service drives and yards shall be provided on the premises.
In addition to and without violating any or all of the foregoing regulations, all industrial lots shall be of sufficient size to permit a one-hundred-percent expansion of the initial installation.
