The business districts are established to provide a range of goods and services for Village residents, to promote employment opportunities and the adaptive reuse of existing commercial buildings, and to maintain and improve compatibility with surrounding areas. In all of the business districts, consideration should be given to building and site design to provide for efficient and well-integrated use of land, to ensure compatibility with adjacent zoning districts, to control traffic, and to improve the pedestrian environment. The business districts are as follows:
A. 
B-1 - Neighborhood Business District is intended to serve the retail and service needs of nearby residential areas with a range of products and services for both daily and occasional shopping.
B. 
B-2 - General Business District is designed primarily to accommodate commercial activities and service needs of area residents, with the service are not confined to any one neighborhood. Businesses may range from small scale to large in size.
C. 
B-3 - Intensive Business District is designed to accommodate large scale business and retail uses which provide merchandise and services and whose service areas are not confined to any one community. The general location may be nearer to other high intensive uses and districts, the uses may be more intensive than in the other business districts and thus, more motorists and customers may be attracted to these businesses.
A. 
In general. Table 6-1 lists all permitted and conditional uses allowed in the business districts.
B. 
Permitted uses. Uses specified with a "P" are permitted in the district or districts where designated, provided that the use complies with all other applicable provisions of this chapter.
C. 
Conditional uses. Uses specified with a "C" are allowed as a conditional use in the district or districts where designated, provided that the use complies with all other applicable provisions of this chapter.
D. 
Prohibited uses. Any use not listed as either "P" (permitted) or "C" (conditional) in a particular district or any use not determined by the Community Development Director or his/her designee to be substantially similar to a use listed as permitted or conditional shall be prohibited in that district. Such determination shall be made in the manner provided for in Part 500-200, Administration and Enforcement, governing determination of substantially similar uses.
E. 
Specific development standards. Permitted and conditional uses specified with an "X" under the specific Development Standards column shall be subject to the standards identified in other areas of this chapter.
