For the purpose of this bylaw, the Town of South Hadley is divided into 12 zoning districts as follows:
A. 
Residence A-1 (Low-Density Residential). The purpose of this district is to allow residential and compatible uses, including new development that is in character with existing predominantly single-family housing, while preserving natural open spaces for their scenic quality and for ecosystem services, protection of water resources, recreation, agriculture, and forestry.
B. 
Residence A-2 (Medium-Density Residential). The purpose of this district is to allow medium-density residential and compatible uses within developed areas of the Town and to provide for new development within proximity of these developed areas that is in character with existing housing, which is predominantly single-family in nature.
C. 
Residence B (Village Residential). The purpose of this district is to maintain the traditional character, scale, density, design, and mix of housing types that characterize the residential portions of South Hadley's historic villages.
D. 
Residence C (High-Density Residential). The purpose of this district is to accommodate relatively dense residential development, especially multifamily development in a limited number of locations.
E. 
Agricultural. The purpose of this district is to promote agriculture, forestry, recreation, and land conservation, as well as compatible open space and rural uses, by siting development in a manner that preserves large contiguous tracts of open space and agricultural land. The preservation of scenic vistas of open land, forestland, the Mount Holyoke Range, the Mount Tom Range, and the Connecticut River in this district is a key aspect of maintaining South Hadley's desired scenic and rural identity.
F. 
Business A-1 (General Business). The purpose of this district is to create vibrant commercial areas while minimizing impacts on roads and residential districts.
G. 
Business A (Neighborhood Business). The purpose of this district is to allow a mix of business and residential uses along major corridors where the surrounding context is predominantly residential.
H. 
Business B (Village Center Mixed Use). The purpose of this district is to maintain the traditional scale, density, design, and mix of uses that characterize South Hadley's historic village centers and in other areas intended to develop with a similar village character, including a wide range of business uses, low-impact manufacturing, and residential use.
I. 
Business C (Planned Business). This purpose of this district is to provide development methods that accommodate large-scale businesses, while mitigating impacts on pedestrians and traffic, as more fully described in § 255-37A.
J. 
Industrial A. The purpose of this district is to allow low-impact industrial and business uses.
K. 
Industrial B. The purpose of this district is to allow industrial and business uses with a greater impact than those permitted in Industrial A.
L. 
Industrial Garden. The purpose of this district is to allow low-impact industrial uses, as well as compatible business uses and public-private recreation in a setting with high-quality design that preserves natural scenic beauty.
The boundaries of each district are hereby established as shown on the map entitled "Zoning Map, Town of South Hadley, Massachusetts," prepared by the South Hadley Planning Board. This map accompanies, and is hereby declared to be a part of, this bylaw. Said map is hereinafter referred to as the "Zoning Map."

A. 
Except when labeled to the contrary, boundary or dimension lines shown approximately following or terminating at street or utility easement center or right-of-way lines, lot or parcel boundary lines, or the channel of a stream shall be construed to be actually at those lines; when shown approximately parallel, perpendicular, or radial to such lines shall be construed to be actually parallel, perpendicular, or radial thereto. When not locatable in any other way, boundaries shall be determined by scale from the Zoning Map.
B. 
Where natural or man-made features existing on the ground are at variance with those shown on the Zoning Map, or in other circumstances not covered in this section, the Board of Appeals shall interpret the district boundaries.
Where a zoning district boundary line divides a lot or parcel of land of the same ownership of record at the time such line is established by adoption or amendment of this bylaw, the regulations and provisions applicable to each of the several portions of said lot shall be those pertaining to the district in which each portion is located.
The following Overlay Districts are herein established over one or more of the districts created in § 255-11:
A. 
Water Supply Protection Overlay District.
(1) 
The purpose of this overlay district is to promote the health, safety and welfare of the community by protecting and preserving the surface and groundwater resources of the Town and the region from any use of land or buildings which may reduce the quality and quantity of its water resources.
(2) 
Requirements for this district are enumerated in § 255-35 of the Zoning Bylaw and are supplemental to any requirements or restrictions of the underlying zoning districts.
B. 
Adult Entertainment Use Overlay District.
(1) 
Purpose. The purpose of this overlay district is to prevent the deleterious effects that adult entertainment uses have on the community and adjacent areas; to prevent the secondary effects associated with such uses; to protect the health, safety, and general welfare of the present and future inhabitants of the Town; and to provide for regulation of such uses without suppressing any speech or expression activities protected by the First Amendment. Requirements for this district are enumerated in § 255-42 of the Zoning Bylaw and are supplemental to any requirements or restrictions of the underlying zoning districts.
(2) 
Boundaries. Boundaries of the Adult Use Entertainment Overlay District are depicted on a map on file in the office of the Planning Board, Building Commissioner, and Town Clerk. Said overlay district shall include only the following properties as identified on the 2004 Assessor's Map:
Map 8, Parcel 73; Street Address: 500 New Ludlow Road
Map 7, Parcel 98; Street Address: 2084 Memorial Drive
C. 
South Hadley Falls Overlay District. The purpose of this overlay district is to encourage redevelopment of South Hadley Falls in a manner consistent with its historic urban pattern.
D. 
South Hadley Falls Smart Growth District. The purposes of this district are as stated in § 255-23.
