It is the purpose of the Industrial I District regulations to
protect established residential areas from nearby industrial activities
and to protect the limited amount of suitable industrial land from
preemption by other uses and thereby to protect and enhance the tax
base of the City, provide employment opportunities for local residents
and lessen the need for longer automotive travel to employment centers
distant from the City.
No building or premises shall be used and no building shall
be erected or altered hereafter within any Industrial District, unless
otherwise provided in this chapter, except for the following:
A. Any use permitted in any other district, except residences.
B. Public utility substations, distribution centers, gas regulator stations.
C. Wholesale business establishments, warehouses, storage of household
goods.
D. Building material storage yards, contractors' plants or storage yards,
lumberyards.
F. Manufacturing, fabricating, assembly and processing of materials,
articles and products, subject to the performance standards of the
Industrial District, which standards are hereby adopted by reference.
G. Offices, display rooms, as an accessory use to any of the uses permitted by Subsections
A through
F of this section.
H. Signs, the gross area of which shall not exceed six times the lineal
feet of frontage of the lot on which such signs are located, nor project
across lot lines.
Where a lot on which is located an industrial use abuts or adjoins
any residential district, a landscaped buffer strip shall be provided,
located on the industrial lot for the full length of the district
boundary line. It shall be at least 15 feet in width, devoted to screen
planting, and at least six feet in height except where the buffer
strip adjoins the front lot line. It shall not be used for parking,
loading or unloading, and shall not be included in the measurement
of any minimum yard.
In an Industrial District:
A. A front yard shall be required, at least 30 feet in depth.
B. Two side yards shall be required, each at least 30 feet in width.
C. A rear yard is required, 30 feet in depth or 1/3 the structure height,
whichever is greater.
