Educational-Institutional District is established to recognize
the location and unique use of lands of the Odd Fellows Home and Pennsylvania
State University. Its purpose is to promote compatible land development
between the Township and these organizations, and to make provisions
for uses which are ancillary to their operations.

A building may be erected or used and land may be used or occupied
for any of the following purposes:
A. Residential dormitories and student housing.
B. Single-family detached dwellings for employees and students.
F. Research and development.
G. Medical and dental clinics.
H. Professional consulting services.
I. College and university educational services.
L. Institutions for children, the aged, the indigent or the handicapped.
M. Churches and similar places of worship.
N. Municipal facilities and services.
O. Public utility facilities.

The height of a building shall not exceed 40 feet, except as
permitted by a special exception.

1. Within a development site area, front-to-front, and rear-to-rear
facing structures shall have a minimum of 80 feet between faces.
2. Within a development site area, end wall faces of structures shall
have a minimum of 40 feet between end walls.
3. Within a development site area, the minimum separation distance between
end wall faces of structures and front or rear faces of structures
shall be 50 feet.

The minimum lot area permitted shall be not less than one acre,
and the minimum lot width shall be not less than 150 feet measured
at the building setback line.

The front yard setback shall be at least 75 feet from the street
or driveway center line or 50 feet to the right-of-way line, whichever
is greater, and the minimum distance from any side or rear property
line shall be not less than 50 feet.

Total coverage shall not exceed 65% of the lot area. Not less
than 35% shall be landscaped with a vegetative material, maintained
as open space.

Where required, buffer yards shall be provided in compliance with the standards set forth in §
27-2008F of this chapter.

Parking, loading and unloading areas and facilities shall be provided in accordance with Part
24, Off-Street Parking, of this chapter.

Motor vehicle access shall be provided in accordance with Part
25, Motor Vehicle Access, of this chapter.

Signs shall be provided in accordance with Part
23, Signs, of this chapter.
