1. 
For the purpose of this chapter, the Township of Manchester is hereby divided into districts which shall be designated as follows:
A. 
A-Agricultural District.
B. 
RL-Low Density Residential District.
C. 
RM-Medium Density Residential District.
D. 
RH-High Density Residential District.
E. 
O-Office District.
F. 
C-Commercial District.
G. 
I-Industrial District.
H. 
HI-Heavy Industrial District.
I. 
F-Floodplain District (Overlay).
J. 
Airport Hazard Overlay District.

The locations and boundaries of said districts shall be as shown, except the FP-Floodplain District and Airport Hazard Overlay District which are overlay districts, upon the map attached to and made part of this chapter which map shall be designed "Zoning Map." The said map and all notations, references and other data shown thereon are hereby incorporated by reference into this chapter as if all were fully described herein.

The boundaries between districts are as shown by lines properly identified as District Boundary Lines and shown on the Zoning Map. Where uncertainty exists as to boundaries of any districts as shown on said map, the following rules shall apply:
A. 
District boundary lines are intended to follow or be parallel to the center line of streets, streams and railroads; and lot or property lines as they exist on plans of record at the time of the adoption of this chapter, unless such district boundary lines are fixed by dimensions as shown on the Zoning Map.
B. 
Where a district boundary is not fixed by dimensions and where it approximately follows lot lines and where it does not scale more than 10 feet therefrom, such lot lines shall be construed to be such boundaries unless specifically shown otherwise.
C. 
In unsubdivided land or where a district boundary divides a lot, the location of such boundary, unless the same is indicated by dimensions, shall be determined by the use of the scale appearing on the map.

In case of any uncertainty, the Zoning Hearing Board shall interpret the intent of the Zoning Map as to location of district boundaries.

1. 
Except as herein provided:
A. 
No building or land shall hereafter be used or occupied and no building or part thereof shall be erected, moved or altered unless in conformance with the regulations herein specified for the district in which it is located.
B. 
No building shall hereafter be erected, altered or moved:
(1) 
That would exceed the height.
(2) 
That would accommodate or house a greater number of families.
(3) 
That would occupy a greater percentage of lot area.
(4) 
That would have narrower, smaller rear yards, side yards or front yards.
(5) 
That would provide less than the minimum habitable floor area than is specified herein for the district in which such building is located.
