This Chapter shall be known, referred to and cited as the "Subdivision
Regulations of the City of Jonesburg, Missouri."

The purpose of this Chapter is to provide requirements for the
coordinated development of the City; for the coordination of streets
within subdivisions with other existing or planned streets or with
other features of the Plan of the City or the Official Map of the
City; for submission of preliminary and final plats and the procedures
for approval of same; for physical improvements in new subdivisions;
for adequate open spaces for traffic, recreation, light and air; and
for a distribution of population and traffic which protects the health,
safety and general welfare of the community. The provisions of this
Chapter shall be held to be the minimum requirements necessary in
the subdivision of land.

For the purposes of this Chapter, the following words and phrases
shall have the meanings respectively ascribed to them by this Section:
ADMINISTRATIVE OFFICER
The Zoning Code Enforcement Officer, or other officer designated
and authorized by the Board of Aldermen to enforce the subdivision
regulations.
BLOCK
A unit of property entirely surrounded by public highways,
streets, railroad rights-of-way, waterways, or other barriers, or
combination thereof.
CITY
The City of Jonesburg, Missouri.
CITY/COMPREHENSIVE PLAN
The comprehensive plan, or any of its parts, prepared by
the Commission and adopted by the Board of Aldermen in accordance
with the authority conferred by Chapter 89, RSMo.
COMMISSION
The Planning and Zoning Commission of the City of Jonesburg,
Missouri.
COUNTY
The County of Montgomery.
CUL-DE-SAC
A street having one (1) end open to traffic and being permanently
terminated by a vehicle turnaround.
EASEMENT
A grant by the property owner to the public, utility companies
or private individuals of the use of a strip of land for specific
purposes.
FRONTAGE
All the property fronting on one (1) side of a street between
the two (2) nearest intersecting streets, or other natural barriers.
IMPROVEMENTS
Grading, streets, drainage facilities, subdivision and street
markers and permanent barriers.
LOT
A portion of a subdivision, or other parcel of land, intended
as a unit for transfer of ownership or development.
PLAT, FINAL
A map of land subdivision prepared in form suitable for filing
of record with necessary affidavits, dedications, and acceptances,
and with complete bearings and dimensions of all lines defining lots
and blocks, streets and alleys, public areas and other dimensions
of land.
PLAT, PRELIMINARY
A map of a proposed land subdivision showing the character
and proposed layout of the tract in sufficient detail to indicate
the suitability of the proposed subdivision of land.
STREET
Any public or private right-of-way which affords the primary
means of access to abutting property.
STREET, MAJOR
A street intended to serve as a major traffic-way and designated
as a major street in the City Plan.
STREET, MINOR
A street intended to serve the local needs of a neighborhood
or other similar area and as an access to abutting properties and
not designated as a major street in the City Plan.
SUBDIVIDER
A person, firm, corporation, partnership, or association
who shall lay out any subdivision or part thereof, as defined herein,
either for himself/herself or others.
SUBDIVISION
The division of a parcel of land into two (2) or more lots,
or other divisions of land; it includes resubdivision and, when appropriate
to the context, relates to the process of subdividing or to the land
or territory subdivided.

No land shall hereafter be subdivided without complying with
the provisions of this Chapter.

Any owner or any proprietor of any tract of land situated within
the corporate limits of the City who subdivides the same shall cause
a plat of such subdivision to be made and recorded in the office of
the County Recorder of Deeds; provided, however, that no plat of a
subdivision shall be recorded unless and until it shall have been
submitted and approved by the Commission and Board of Aldermen in
accordance with the provisions of this Chapter and so certified by
the City Clerk.

Every plat shall be prepared by a registered land surveyor duly
licensed by the State of Missouri, who shall endorse upon each such
plat a certificate signed by him/her setting forth the source of the
title of the owner of the land subdivided, and the place of record
of the last instrument in the chain of the title, and shall cause
his/her seal to be affixed on the face of the plat.

A. Every plat or the deed of dedication to which such plat is attached,
shall contain, in addition to the registered land surveyor's
certificate a statement which reads essentially as follows:
The above and foregoing subdivision of __________ as appears
in the plat in question is made with the free consent and in accordance
with the desire of the undersigned owners, proprietors and trustees,
if any.

B. Said statement shall be signed by the owners, proprietors and trustees,
if any, and shall be duly acknowledged, before some officer authorized
to take acknowledgements of deeds.
