The Special Use (SU) District is designed to accommodate a variety
of uses which because of their nature may be incompatible with most
other uses provided in other districts. Special uses due to their
intensity, or community impact, are best centralized in areas where
incompatibilities are limited and as infrastructure can be created
which provides a reasonable opportunity for these uses in the context
of the community character.

1. Uses Permitted by Right.
A. Manufacturing and processing operations.
B. Commercial uses in excess of 40,000 square feet of building floor
area.
C. Public utility structure/facility, subject to the provisions of §
27-1714.
D. Crematoriums or cemetery.
E. Freight terminal, utility equipment and material storage areas and
freight transfer stations.
F. Agriculture and agricultural processing.
G. Contractor establishments.
2. Permitted Accessory Use. Customary accessory industrial uses and
buildings.
3. Conditional Uses.
B. Truck parking and/or maintenance areas and facilities.
C. Multiple permitted uses on the same lot.
D. Retail sales when accessory to wholesale or manufacturing uses on
the same lot.
E. Any use not specified or specifically found in any other district.
F. Single-family detached units in accordance with the provisions of
Part 4.
G. Commercial compost, fertilizer or mulch operation.

The maximum height of all buildings erected and/or enlarged
shall be 50 feet.

1. Screening and Landscaping. Screening and landscaping shall be provided for all uses excluding a public utility office or operating facility as established in §
22-610 of Chapter
22, Subdivision and Land Development. Landscaping shall be provided for a public utility office or operating facility when it is visible from a public road.
