To carry out the objectives of this chapter, the Borough of Oxford has been divided into the following zoning districts.
PD-1
Planned Development District
R-1
Residential District
R-2
Residential District
C-1
Planned Commercial District
C-2
Neighborhood Commercial District
C-3
Central Business District
I
General Industrial District
PC/LI
Planned Commercial/Light Industrial District

The boundaries of the zoning districts shall be shown on the Zoning Map of the Borough of Oxford. The official copy of this Zoning Map shall be located in the Borough Hall. The Zoning Map and all notations, references, and data shown thereon are hereby incorporated into this chapter.
2. 
All amendments to the Zoning Map of the Borough shall be indicated on the official copy of the Zoning Map. An entry indicating the change made and the date of any change shall be made and the entry shall include the signature of the President and the Secretary of the Borough Council.

1. 
Where uncertainty exists as to the boundaries of districts as shown on the Official Zoning Map, the following rules shall apply:
A. 
Where district boundaries are indicated as approximately coinciding with the center lines of streets, highways, or alleys, such center lines shall be construed to be such boundaries.
B. 
Where district boundaries are indicated as approximately coinciding with plotted lot lines, such lot lines shall be construed to be such boundaries.
C. 
Where district boundaries are indicated as being approximately parallel to the center lines of streets or highways, such district boundaries shall be construed as being parallel to the center lines and at such distance from the center lines as is indicated on the Official Zoning Map. Distances not specifically indicated on the Official Zoning Map shall be determined by the scale of the map.
D. 
Boundaries indicated as approximately following Borough limits shall be construed as following such limits.
E. 
Boundaries indicated as following railroad lines shall be construed to be midway between the main tracks.
F. 
Boundaries indicated as parallel to or extensions of features indicated in Subsections 1A through E above shall be so construed.
G. 
Where physical features existing on the ground are at variance with those shown on the Official Zoning Map or in other circumstances not covered by Subsections 1A through F above, the Zoning Hearing Board shall interpret the district boundaries.
H. 
Where a district boundary line divides a lot which was in single ownership at the effective date of this chapter, the Zoning Hearing Board may permit as a special exception the extension of the regulations for either portion of the lot 50 feet beyond the district line into the remaining portion of the lot.

1. 
Except as hereafter provided in this chapter, no building, structure, or land shall be used or occupied and no building, structure, or part thereof shall be erected, constructed, reconstructed, or structurally altered except in conformity with all the regulations specified within this chapter for the zoning district in which the building, structure, or land is located.
2. 
No building, structures, or land shall be used or occupied and no building, structure, or part thereof shall be erected, constructed, reconstructed, or structurally altered without the issuance of a building permit by the Zoning Officer.
3. 
No part of a yard, open space, or off-street parking or loading space required in connection with one structure, building, or use of the land shall be included as part of a yard, common open space, or off-street parking or loading space similarly required for any other structure, building, or use of the land, except where herein provided.
4. 
No yard or lot existing at the time of passage of this chapter shall be reduced in dimension or area below the minimum requirements set forth in this chapter.
5. 
All territory which may hereafter be annexed to the Borough shall be zoned.
