To provide for, and encourage, residential development of increased
density and variety, consistent with existing land use and the Borough's
community development objectives.

1. The following areas are the permitted uses of land and buildings
in the R-3 district:
A. Uses permitted by right in the R-2 district.
B. Accessory buildings customarily incidental to the above permitted
uses when located on the same lot.

1. Home occupations: in accordance with §
27-1505.
2. Townhouses - see §
27-606, "Townhouse Provisions."
3. Educational, religious, and philanthropic institutions.
4. Residential day care centers - in accordance with §

5. Uses which in the opinion of the Borough Council, are of the same
general character as the above uses, and which will not be detrimental
to the intended purposes of this chapter.

1. Minimum Lot Area.
A. Single-family detached dwelling: 4,500 square feet.
B. Twin: 3,000 square feet per single-family semi-detached unit.
C. Duplex: 6,000 square feet at the BSL.
2. Maximum Lot Width.
A. Single-family detached dwelling: 45 feet at the BSL.
B. Twin: 30 feet per single-family semi-detached unit at the BSL.
C. Duplex: 50 feet at the BSL.
3. Maximum Lot Coverage.
A. Single-family detached dwelling: no more than 30% of any lot shall
be covered by buildings, and not more than 45% shall be covered by
buildings and other impervious surfaces.
B. Twin and duplex: no more than 35% of any lot shall be covered by
buildings, and not more than 50% of any lot shall be covered by buildings
and other impervious surfaces.

27-606.
4. Maximum building height: no principal building shall exceed 35 feet
or three stories in height, whichever is lesser.

1. Single-Family Detached Dwelling.
A. Minimum setback distance from a street right-of-way: 25 feet.
B. Minimum side yard setbacks: 10 feet.
C. Minimum rear yard setback: 25 feet.
2. Twin.
A. Minimum setback distance from street right-of-way: 25 feet.
B. Minimum side yard setbacks: 10 feet.
C. Minimum rear yard setback: 25 feet.
3. Duplex.
A. Minimum setback distance from street right-of-way: 25 feet.
B. Minimum side yard setbacks: a total of 20 feet where two side yards
are involved, with neither side yard being less than eight feet.
C. Minimum rear yard setback: 25 feet.

1. Minimum lot area: 2,000 square feet per dwelling unit (DU).
2. Minimum lot width: 18 feet at the BSL.
3. Maximum lot coverage: no more than 40% of any lot shall be covered
by buildings, and not more than 55% shall be covered by buildings
and other impervious surfaces.
4. Minimum setback from a street right-of-way: 25 feet.
5. Minimum side yard setback: 15 feet for end units.
6. Minimum rear yard setback: 25 feet.
7. Maximum building height: no principle building shall exceed 35 feet
or three stories in height.
8. Building Length, Separation, and Occupancy.
A. No building shall exceed 200 feet in length or width.
B. Buildings shall be separated by the following minimum distance requirements:
(1)
Sixty feet between the front or rear wall of any building and
the nearest front or rear wall of another.
(2)
Thirty feet between the end wall of any building and the nearest
wall of another.
(3)
Sixty feet between the end wall of any building and the nearest
front or rear wall of another.
C. No building shall contain more than six dwelling units.

1. The area and bulk regulations for uses by special exception shall
be established after analyzing the particular use which is proposed.
In determining such regulations, the following shall be considered:
A. The nature of the use and related activities conducted therewith,
in particular, the space needs or requirements of such uses and activities.
B. The area and bulk regulations set forth in this chapter for uses
which are similar to those proposed but in no case less than those
set forth above.
C. Recognized space standards published in professional planning and
design literature for architects, engineers and allied professions
for the educational or religious structures and uses.
D. The area required for off-street parking.
