The R-3 High Density Residential District is designed to provide
a range of densities that is conducive to a variety of housing types.
Design flexibility is provided through the use of lot averaging. High
density development will be promoted in areas that are easily accessible,
conducive to such development, and in close proximity to commercial
areas and public utilities consistent with the Urban Growth Boundary
as depicted on the Future Land Use Map of the East Fallowfield Township
Comprehensive Plan (1999).

1. Uses Permitted by Right. A building may be erected, altered, or used,
and a lot may be used or occupied for only one of the following purposes,
and no other:
A. Single-family detached dwelling.
B. East Fallowfield Township municipal uses, except trucking and truck
repairs.
C. Nonintensive agricultural uses in accordance with §
27-1703, Subsection
1C.
E. No impact home-based business, in accordance with §
27-1712, Subsection
1A.
F. Forestry, in accordance with §
27-1402, Subsection
7.
G. Accessory uses as defined in Subsection
2.
2. Accessory Uses. Accessory uses must be clearly incidental to and customarily associated with the principal use and located on the same lot as the principal use listed in Subsection
1.
A. Customary residential and agricultural accessory uses including private
garage and private parking areas or parking lots.
B. Signs in accordance with Part
16.
C. Dwelling for farm employee and his or her family, in accordance with §
27-1703, Subsection
1E.
3. Uses by Special Exception. Any of the following uses when authorized as a special exception by the Zoning Hearing Board subject to the provisions of Part
22 of this chapter.
A. Home occupations in accordance with §
27-1712, Subsection
1B.
B. Churches and religious institutions in accordance with §
27-1708.
C. Privately or publicly owned parks or recreational land uses in accordance with §
27-1721.
D. Bed and breakfast in accordance with §
27-1705.
4. Conditional Uses. The following uses will be considered by the Board of Supervisors, subject to the conditions specified in Part
17 and the procedures as specified in Part
19.
A. Two-family, townhouses, and multifamily units at a density no greater than that prescribed in §
27-703, Subsection
1A(2), below, and in accordance with §
27-1732.
B. Rooming houses in accordance with §
27-1727.

1. The following requirements shall be applied to all uses permitted in the R-3 District, except in situations where Subsection
1H applies:
A. Minimum Net Lot Area and Maximum Density.
(1)
Single-family detached dwelling: 29,000 square feet.
(2)
Two-family dwelling units: 40,000 square feet per building.
(3)
Townhouses and multifamily units-maximum gross density shall
be no greater than two dwelling units per acre (2.0 Du/Ac).
(4)
All other permitted uses shall have a minimum lot area of one
acre, unless otherwise stated in this chapter.
(5)
Every lot shall have the requisite area stated above, provided
that in the case of an interior lot, any right-of-way or accessway
connecting such lot to a street shall be in addition to the minimum
lot area.
B. Minimum Lot Width.
(1)
Townhouses: 30 feet at street line and at building setback line.
(2)
All other residential uses: 50 feet at street line and 75 feet
at building setback line for all residential uses.
(3)
One hundred feet at street line and 125 feet at building setback
line for all nonresidential uses.
C. Minimum Property Line Setbacks.
(1)
Front yard setback: 25 feet from street right-of-way for all
residential uses. Fifty feet from street right-of-way for all nonresidential
uses.
(2)
Side yard setback: 10 feet for either side yard (where applicable)
and 25 feet aggregate for all residential uses. Thirty-five feet for
either side yard and 75 feet aggregate for all nonresidential uses.
(3)
Rear yard setback: 25 feet and for accessory structure associated
with residential use 15 feet. Fifty feet for nonresidential uses and
25 feet for accessory structures associated with nonresidential uses.
D. Maximum Height.
(1)
Three stories or 35 feet.
(2)
Accessory structures two stories or 25 feet.
E. Maximum Lot Coverage.
(1)
Twenty percent impervious surface for all residential uses.
(2)
Thirty percent impervious surface for all nonresidential uses.
F. Maximum Tract Coverage for Multifamily. Twenty-five percent impervious
surface.
G. Maximum Building Coverage.
(1)
Fifteen percent for all residential uses.
(2)
Twenty percent for all nonresidential uses.
H. Sewage and Water Requirements. Development within areas of this District
where both community/public water and sewer services are not available
shall conform to lot and yard requirements of the R-2 Medium Density
Residential District.
