The Public Facilities District is established to accommodate governmental and educational buildings and uses and general public outdoor recreational areas to serve the residents of East Fallowfield Township.

1. 
Uses Permitted by Right. Any building may be erected, altered, or used and a lot may be used or occupied for any of the following purposes, and no other:
A. 
East Fallowfield Township municipal uses.
B. 
Library and other similar community or civic center building.
C. 
Firehouse.
D. 
Public, private, or religious schools.
E. 
Public park, picnic area, playfields, playgrounds, and tot-lots.
F. 
Public swimming pools, tennis courts, and similar athletic sport facilities.
G. 
Nonrecreational public facility uses.
H. 
Forestry, in accordance with § 27-1402, Subsection 7.
2. 
Accessory Uses. Accessory uses must be clearly incidental to and customarily associated with the principal use and located on the same lot as the principal uses listed in Subsection 1.
A. 
Accessory structures normally associated with public facilities uses.
B. 
Signs associated with public facilities in accordance with Part 16.

1. 
Unless otherwise specified in Part 17, "Supplemental Land Use Provisions," or elsewhere in this chapter, the following requirements shall apply to uses permitted in the PF Public Facilities District:
A. 
Minimum Lot Area.
(1) 
There shall be no specified lot size for individual establishments served by both public water and sewer systems. Site design requirements as specified in these regulations and the Township Subdivision and Land Development Ordinance [Chapter 22] shall govern lot size needs.
(2) 
A minimum lot size of one acre shall be provided for individual establishments not served by both public water and sewer systems.
B. 
Minimum Lot Width.
(1) 
One hundred twenty-five feet at street line.
(2) 
One hundred fifty feet at building setback line.
C. 
Minimum Property Line Setbacks.
(1) 
Front yard setback: 75 feet at street right-of-way.
(2) 
Side yard setback: 25 feet for each side yard.
(3) 
Rear yard setback: 35 feet. Accessory structures, 20 feet.
(4) 
A side or rear yard abutting a lot used or zoned for residential use shall have a minimum depth of 50 feet or as otherwise specified in this chapter, whichever is greater.
D. 
Maximum Height. Three stories or 35 feet.
E. 
Maximum Lot and Building Coverage.
(1) 
Maximum building coverage: 35%.
(2) 
Maximum lot coverage: 50%.
F. 
Minimum Landscaped Area. Thirty percent.
