The R4 Residential District is intended to provide medium-density single- and two-family dwelling units and to preserve the character of the traditional neighborhood pattern inclusive of the smaller lot sizes and dimensional standards that are found in this district.
A building may be erected or used and a lot may be used or occupied for any one of the following principal uses, and no other:
A.
Uses by right. The following uses are permitted by right in this district:
(1)
Single-family detached dwelling.
(2)
Two-family semidetached dwelling.
(3)
Two-family duplex.
(4)
Forestry, as per § 220-2204.
(5)
Minor home occupation residential accessory use, as per § 220-2401A(10).
(6)
Residential accessory use, as per § 220-2401A, with the exception of § 220-2401A(9) and (11).
(7)
Temporary structure, building, or use, as per § 220-2401C.
A.
Minimum lot area and width. Each dwelling unit or other use shall have a lot area and lot width at the building line of not less than the requirements set forth below:

B.
Front yard. Shall be no less than five feet and no greater than 40 feet.

C.
Minimum side yards: side yards shall be provided on every lot, as follows:

(1)
For every single-family detached dwelling or two-family duplex and its accessory buildings, there shall be two side yards, each having a width of not less than 10 feet, except as provided in § 220-702C(3), below.
(2)
For every two-family semidetached dwelling and its accessory buildings, there shall be one side yard, which shall not be less than 10 feet in width except as provided in § 220-702C(3), below.
(3)
For every single-family detached dwelling, two-family duplex, or two-family semidetached dwelling and its accessory buildings, one side yard only may be reduced by right to five feet subject to a reduced height of 18 feet for that portion of any structure less than 10 feet from the side yard line, and further subject to such portion of said structure being not less than five feet to the rear of the point at which the principal residential structure is located closest to the minimum front-yard setback. Subject to the same locational standards, any portion of a structure otherwise limited to a reduced height of 18 feet, may be increased to a maximum height of 35 feet subject to conditional use approval pursuant to § 220-2910.
(4)
For every other use, there shall be two side yards, each having a width of no less than 15 feet.
D.
Minimum rear yard: 25 feet for residential uses, including residential conversion; 35 feet for all other uses.
E.
Maximum building coverage: 25% by right for residential uses, including residential conversion, may be increased to 30% subject to conditional use approval pursuant to § 220-2910; 40% for all other uses.

F.
Maximum lot coverage: 40% for residential uses, including residential conversion; 50% for all other uses.
G.
Maximum building height: Three stories, or 35 feet, whichever is less, except as provided in § 220-702C(3) above.
