The purpose of the R-2 Residential Zoning District is to provide a wide range of housing types at relatively high densities. The R-2 Zone applies to areas which may be within the future service area of public sewer and water systems. Certain civic and residential related uses have been included to allow convenient access for this higher concentration of residents.
A. 
Single-family detached dwelling.
B. 
Single family semidetached dwelling.
C. 
Single-family attached dwelling.
D. 
Two-family detached dwelling.
E. 
Multifamily dwelling.
F. 
Group home (see § 300-102).
G. 
Natural areas, wildlife refuge, parks, greenways.
H. 
Forestry (see § 300-98).
I. 
Solar energy systems, accessory (see § 300-129).
J. 
Municipal uses including public recreational facilities and public utilities (see § 300-115).
The following uses and buildings incidental to any permitted uses shall be permitted:
A. 
Uses and structures which are customarily associated with the permitted uses.
B. 
Home occupation (see § 300-106).
C. 
No-impact home-based business (see § 300-116).
D. 
Child care, in home (see § 300-91).
E. 
Roadside stands, subject to the following conditions:
(1) 
All structures used to display goods shall be no more than 500 square feet in size, and shall maintain a setback of 15 feet from the edge of the road right-of-way.
A. 
Uses which, in the opinion of the Board of Supervisors, are of the same general character as those listed as permitted uses and which will not be detrimental to the intended purposes of the district.
B. 
Bed-and-breakfast inns (see § 300-88).
C. 
Retirement facility (see § 300-123).
D. 
ECHO housing (see § 300-97).
E. 
Mobile/manufactured home park (see § 300-114).

A. 
Regardless of any lot area requirements listed in this chapter, the minimum required lot size may be increased to ensure an acceptable level of nitrate-nitrogen in the adjoining groundwater. Such determinations will be made by the PADEP and/or the Sewage Enforcement Officer.
B. 
Every use relying upon on-lot sewage disposal systems shall be required to properly maintain and repair such systems.
All nonresidential and multifamily uses shall comply with § 300-71 of this chapter.
Off-street parking shall be provided as required by § 300-81 of this chapter.
The placement, type, and size of all signs erected in the R-2 Zoning District shall be regulated by the provisions of § 300-82 of this chapter.
All commercial, industrial, institutional, and multifamily uses shall comply with § 300-74 of this chapter.
