Except as may otherwise be provided by law or this chapter,
in each district no building, structure or land shall be used or occupied
except for the purposes permitted in the Table of Uses and for the zoning districts so indicated in Articles
IX through
XIV. On any property, parcel or tract of land, only one principal use shall be permitted.
Permitted uses or conditional uses shall be subject, in addition
to use regulations, to such regulations of yard, lot size, lot width,
building area, easements, provisions as are specified in other articles
hereof.
In any district established by the Table of Uses when a specific use is neither permitted nor denied, the
Zoning Hearing Board shall make a determination as to the similarity
or compatibility of the use in question to the permitted uses in the
district. No zoning permit shall be issued by the Codes Enforcement
Officer for any unspecified use until this determination has been
made.
