All buildings or structures hereafter erected, constructed, reconstructed, moved or altered, except in the Central Business District, shall be provided off-street parking. The parking spaces shall be located entirely on private property with no portion except the necessary drives extending into any street or other public way. The developer may with the approval of the Board of Aldermen, and the recommendation of the Planning and Zoning Commission provide parking in parking lanes adjacent to the street.

A. 
The following uses shall require one (1) off-street parking space for each:

Employee and each seat.

Two employees.
3. 
Guest room or two (2) guest beds.

Any use not included in the parking requirements in this Chapter shall be assigned a parking requirement by the Planning and Zoning Commission during the approval process.

Parking stall dimensions shall be not less than eight (8) feet six (6) inches by nineteen (19) feet plus the necessary space for maneuvering into and out of the space. Detailed requirements for parking design is included in the Development Regulations, City of Lawson, Missouri.

Drives to parking area, service areas, loading docks and other on site facilities served by or serving motor vehicles shall not exceed forty (40) feet in width measured at a point where the curbs are generally parallel.

Mobile Home Parks. In addition to the parking space requirements in Section 400.160 of this Chapter, a mobile home park developer shall provide an additional parking area equal to one (1) space per mobile home. In addition, an area shall be provided for the storage of boats, travel trailer and other vehicles and equipment.

All commercial and industrial areas, hereafter developed, shall provide loading and unloading berths. The berth areas shall be exclusive of the parking areas and shall be designed with a traffic pattern and storage lanes that do not interfere with traffic or cause congestion in public streets or the parking area. The capacity of the berths shall be determined by the projected maximum use and production of the facility. The design of the loading and unloading berths shall be subject to approval of the Zoning Administrator or designated representative.
