The Mobile Home Park Overlay District (MHPO) is designated to
provide for mobile home park development offering affordable housing
alternatives to present and future residents of the Borough of Elverson
in a manner consistent with community resource protection objectives.
These provisions shall apply to all lands within the Borough
of Elverson and shown as being located within the boundaries of the
designated Mobile Home Park Overlay District, which is considered
as an overlay to and part of the Zoning Map.
A building may be erected, altered or used and a lot may be
used or occupied for any one of the following principal purposes and
no other.
A. Permitted principal uses. Except where development of a mobile home
park is permitted in accordance with conditional use approval by the
Borough Council, the provisions of the underlying base district shall
apply throughout the MHPO District.
B. Permitted accessory uses.
(1)
Accessory uses on the same tract or lot, customarily incidental
to mobile home park development or mobile home use, and solely intended
for use by residents thereof, including recreational and community
facilities, where mobile home park development has been approved as
a conditional use. No commercial use shall be permitted within a mobile
home park.
(2)
Parking in, accordance with Article
XIV.
(3)
Signs, in accordance with Article
XIII.
C. Conditional use.
(1)
When approved as a conditional use by the Borough Council in accordance with applicable provisions of Article
XVII, a mobile home park may be developed conforming to the provisions of Article
VIII, Mobile Homes and Mobile Home Parks, of Chapter
240, Subdivision and Land Development.
(2)
Conditional use application shall be accompanied by a unified overall site plan, in accordance with the provisions of Article
XVII. The site plan shall be prepared to sufficient detail to demonstrate feasibility of compliance with all design standards and criteria of this article. Applicant is strongly encouraged to arrange a meeting with the Elverson Borough Planning Commission to discuss conceptual plans for development under this article in view of community development and resource conservation objectives prior to formal conditional use application.
The maximum height of all structures erected, enlarged, altered or used in the MHPO District shall be 35 feet, except as provided in §
290-1102A(4).
The following shall apply:
A. The minimum size of any tract eligible for mobile home park development
shall be 3.5 acres.
B. The density, dimensional, and general layout standards of Article
VIII, Mobile Homes and Mobile Home Parks, of Chapter
240, Subdivision and Land Development, shall apply to any development of a mobile home park.

applicable:
