A.
Clustered residential development shall be permitted in those areas
of the township designated in the Master Plan for the Non-Pinelands
Area for low density residential use. Clustered residential development
shall be permitted in the RL and RC Zoning Districts.
B.
It shall be the purpose of this Article to:
(1)
Encourage innovations in residential development through the conservation
of Environmentally Sensitive lands and more efficient use of open
space ancillary to said development and by enabling the maximum utilization
of renewable energy sources.
(2)
Enable more flexible development and more attractive site and building
designs.
A.
Within a clustered residential development, land may be used and
buildings or structures may be used, altered or erected for any of
the following uses:
(1)
Single-family detached dwellings in accordance with the following
densities and minimum lot standards:
(a)
In the RL District, individual lots shall be not less than .50
acres in size and the total number of units shall not exceed the number
yielded by dividing the total parcel acreage by one (1) acre.

(b)
In the RC District, individual lots shall be no less than two
(2) acres in size and the total number of units permitted on a particular
property shall not exceed the number yielded by dividing the total
parcel acreage by three and two-tenths. (3.2).
(2)
Recreational facilities, low-intensive or intensive.
(3)
Public facilities.
(4)
Institutional uses.
(5)
Accessory uses such as a professional office, studio or home occupation
within or attached to the main dwelling unit and any other uses incidental
to any of the permitted uses listed in this Article.
A.
The minimum size of any area proposed for clustered residential development
shall be ten (10) acres in the RL Zoning District and twenty (20)
acres in the RC Zoning District and said tract be under single ownership.
B.
All residential development proposed in a clustered residential development
shall not be subject to the area, yard and bulk requirements of this
chapter, except for building height restrictions.
All development proposed as a clustered residential development shall conform with all applicable standards under Article XVI of this chapter.
Clustered residential developments shall be implemented in one (1) section or stage and subject to the application, and review procedures for subdivision and site plan approval found under the Land Subdivision Ordinance and Site Plan Review Ordinance, Chapters 246 and 232, respectively, of the Winslow Township Code.
