For the purpose of these regulations, the following terms are defined. The Merriam-Webster Dictionary shall be used to define words that may not be specifically defined.
ALLEY
A public or private right-of-way shown on a plat, which provides secondary access to a lot, block or parcel of land.
BLOCK
A parcel of land existing within well-defined boundaries usually being an area surrounded by streets or other physical barriers.
BOARD
Refers to the elected officials of Greenville.
BUILDING LINE
A line parallel to a lot line and at a distance from the lot line to comply with the applicable zoning ordinance's yard requirements.
BUILDING SITE
A parcel of land occupied, or intended to be occupied, by a structure as permitted under applicable zoning regulations.
CERTIFIED SURVEY MAP
A map of a land split prepared in accordance with this chapter and Chapter 236 of the Wisconsin Statutes.
COMPREHENSIVE PLAN
A guide to the physical, social and economic development of Greenville adopted or amended under § 62.23, Wis. Stats.
CONDOMINIUM DEVELOPMENT
A real estate development in which the condominium form of ownership pursuant to Chapter 703, Wis. Stats., is utilized.
CONSERVATION SUBDIVISION
A residential development in a rural setting characterized by compact lots and common open spaces where unique landscape and natural resource features are preserved to the greatest extent possible.
EASEMENT
An interest in land owned by another person, consisting of the right to use the land for a specific limited purpose.
ENGINEER
Licensed professional engineer Greenville has hired or contracted with to perform such duties as required or assigned.
EXTRATERRITORIAL PLAT APPROVAL JURISDICTION
The unincorporated area within 1 1/2 miles of a fourth-class city or a village and within three miles of all other cities.
FINAL PLAT
The final map, drawing or chart on which the subdivider's plan of subdivision is presented for approval and which, if approved, will be submitted for recording with the County Register of Deeds.
GREENVILLE
Shall refer to as the municipality known as "Greenville, Wisconsin," and any elected or appointed official or staff or agents.
LAND DIVIDER
Any person, firm or corporation, or any agent thereof, dividing or proposing to divide land resulting in a certified survey map.
LAND DIVISION
The division of any lot, tract or parcel of land into two but not more than four lots, tracts or parcels of land, or the division of a block, lot or outlot in a recorded plat into not more than four lots, tracts or parcels of land regardless of size and for any purpose whatsoever. Land divisions shall be made by certified survey map as defined in § 236.34, Wis. Stats., and approved by Greenville.
LOT
A parcel of land having frontage on a public street or other officially approved means of access, occupied by a principal structure or use and sufficient in size to meet the lot width, lot frontage, lot area, yard, parking area and other open space provisions of this chapter and Chapter 320, Zoning.
MUNICIPALITY
A village, city or town.
OFFICIAL MAP
Is the map adopted pursuant to § 62.23 of the Wisconsin Statutes that shows existing and proposed streets, highways, parkways, drainageways, parks and playgrounds, and school sites.
OUTLOT
A parcel of land, other than a lot or block, so designated on a plat or certified survey, on which building is prohibited.
PUBLIC WAY
Any public road, street, highway, walkway, drainageway, or part thereof.
REPLAT
The changing of the boundaries of a recorded subdivision plat. The legal dividing of a large block, lot or outlot within a recorded subdivision plat without changing exterior boundaries of said block, lot or outlot is not a replat.
RESTRICTIVE COVENANT
An agreement that restricts the use or occupancy of real property which include § 236.293, Wis. Stats. for public benefit.
ROAD
The term "road" can be used interchangeably with the term "street" and associated classifications.
STREET, ARTERIAL
A street used, or intended to be used, primarily for through traffic and to carry traffic from major and minor collector streets to it. Arterial streets shall include county and state roads and highways.
STREET, CUL-DE-SAC
A minor street closed at one end with a turnaround provided for vehicles.
STREET, FRONTAGE ROAD
A minor street auxiliary to and located on the side of an arterial street for control of access and for service to the abutting development.
STREET, LOCAL
A street used or intended to be used primarily for access to abutting properties within a subdivision to carry traffic to minor collector streets; local streets should avoid connecting directly to major collectors or arterials when possible.
STREET, MAJOR COLLECTOR
A street used, or intended to be used, to carry traffic from minor collector streets to the major system of arterial streets. Major collectors should avoid connecting directly to local streets.
STREET, MINOR COLLECTOR
A street used, or intended to be used, to carry traffic from local streets to the major system of major collector and arterial streets, it may include the principal entrance streets to residential, commercial and industrial developments.
SUBDIVIDER
Any person, firm or corporation, or any agent thereof, dividing or proposing to divide land resulting in a subdivision, or replat of a subdivision.
SUBDIVISION
The division of a lot, parcel or tract of land of any size by the owners thereof, or their agents, for the purpose of transfer of ownership or building development where the act of division creates five or more parcels or building sites within a period of five years.
SUBDIVISION DRAINAGE PLAN
A topographic map of proposed drainage of each lot and block bounded by street right-of-way. Elevations to the nearest tenth of one foot shall be shown for future drainage. All elevations shall be at datum established by Greenville.
