The ADR District is established to provide for duplex- and townhouse-type residential uses and associated accessory uses. The ADR District is intended to provide quality residential options for individuals not desiring or requiring all the features of a single-family home while still encouraging neighborhoods and strong communities.
No building, structure or lands within the Attached Dwelling Residential (ADR) Use District shall be constructed, erected or used other than for one of the following specified purposes:
A. 
Duplexes and townhouse dwellings containing all of the following features:
(1) 
Maximum of six residential units per structure.
(2) 
Fully enclosed on-site garage parking for at least one vehicle for each residential unit.
(3) 
On-site parking for two vehicles per residential unit in addition to the one required garage space.
(4) 
Minimum floor area of 1,250 square feet for each residential unit, exclusive of any common hallways or areas.
(5) 
Separate ground-floor outdoor access to each residential unit.
(6) 
Public sewer connected.
B. 
One-family dwellings.
C. 
Schools or educational institutions.
D. 
Churches, libraries, and museums.
E. 
Parks and playgrounds.
The following uses may be permitted upon obtaining a special use permit:
A. 
Recreation centers, community centers, country clubs, golf courses.
The following uses are permitted when accessory to and clearly subordinate to the principal use:
A. 
Detached garages.
B. 
Sheds or utility structures.
C. 
Tennis courts and swimming pools located completely in rear yards.
D. 
Home occupations.
E. 
Gardening and horticulture for personal use.
F. 
Uses and structures customarily incidental to permitted uses.
Dimensional requirements are established as follows:
A. 
Lot area.
(1) 
One-family: 12,750 square feet sewered; 20,000 square feet without sewer.
(2) 
Two-unit: 15,000 square feet.
(3) 
Three-unit: 18,750 square feet.
(4) 
Four-unit: 22,500 square feet.
(5) 
Five-unit: 26,250 square feet.
(6) 
Six-unit: 30,000 square feet.
(7) 
Nonresidential: 12,750 square feet sewered; 20,000 square feet without sewer.
B. 
Lot width at street:
(1) 
One-family: 85 feet.
(2) 
Two-unit: 100 feet; 90 feet with at least 18,000-square-foot area.
(3) 
Three-unit: 125 feet.
(4) 
Four-unit: 150 feet.
(5) 
Five-unit: 175 feet.

Six-unit: 200 feet.
(7) 
Nonresidential: 85 feet.

Accessory structures or combinations of accessory structures (excluding garages where there is no attached garage) shall not contain more than 1/4 of the square footage of the principal structure. Accessory structures for the use of only one unit shall not contain more than 1/4 of the square footage of that unit.
