Single-family detached dwellings are the only principal permitted
uses.
Permitted accessory uses shall be permitted as regulated in Section
76-27.

The following uses shall be permitted only after review and
approval by the Land Use Board in accordance with the regulations
governing the approval of conditional uses as set forth in this chapter
and subject to the grant of Site Plan Approval by the Land Use Board
in accordance with the applicable standards and requirements for the
grant of Site Plan Approval for such use in the same manner as if
such use were located in a commercial zone district.
A. All uses specified in Section
76-28 and as regulated therein.
B. Municipal buildings and uses of every kind and nature.

A. Minimum residential lot area and dimensions shall be 130,680 square
feet or three acres with a minimum lot width of 150 feet; a minimum
lot depth of 250 feet; a minimum front yard of 30 feet; a minimum
side yard of 20 feet; a minimum rear yard of 25 feet; minimum road
frontage on cul-de-sac lots of 75 feet.

B. Maximum lot coverage of all buildings on the lot shall not exceed
10%. Building height shall not exceed 35 feet.
C. Minimum residential lot area set forth in Section
76-34A above shall not apply to any existing lot of land with an area greater than 40,000 square feet net of all applicable constraints set forth in Section
76-30.

D. Minimum residential lot area for any existing lot of land greater than 40,000 square feet net of all applicable constraints shall be calculated in accordance with the provisions of Section
76-30.

Central water shall be required for any dwelling constructed in this zone which does not meet the minimum residential lot area requirements net of all applicable constraints set forth in Section
76-30.
