Single-family detached dwellings are the only principal permitted uses.

Permitted accessory uses shall be permitted as regulated in Section 76-27.

The following uses shall be permitted only after review and approval by the Land Use Board in accordance with the regulations governing the approval of conditional uses as set forth in this chapter and subject to the grant of Site Plan Approval by the Land Use Board in accordance with the applicable standards and requirements for the grant of Site Plan Approval for such use in the same manner as if such use were located in a commercial zone district.

A.
Minimum residential lot area and dimensions shall be 130,680 square feet or three acres with a minimum lot width of 150 feet; a minimum lot depth of 250 feet; a minimum front yard of 30 feet; a minimum side yard of 20 feet; a minimum rear yard of 25 feet; minimum road frontage on cul-de-sac lots of 75 feet.

B.
Maximum lot coverage of all buildings on the lot shall not exceed 10%. Building height shall not exceed 35 feet.

Central water shall be required for any dwelling constructed in this zone which does not meet the minimum residential lot area requirements net of all applicable constraints set forth in Section 76-30.
