For the purpose of this chapter, the Township of Bedminster is hereby divided into districts as follows:

The boundaries of these zoning districts and the areas designated for the optional development alternatives are established on the map entitled "Zoning Map," dated July 2003, which accompanies and is hereby made part of this chapter. Additionally, the map entitled "Critical Areas," dated October, 1987, is hereby made part of this chapter and shall be deemed conclusive for the purpose of administering the land use control measures of this chapter; provided, however, that the Planning Board or Zoning Board of Adjustment, as the case may be, may consider other sources of information presented by an applicant to more definitively define the location and extent of the critical areas on any lot or tract at the time of subdivision and/or site plan review.
a. 
Amendments.
1. 
Ord. No. 2017-005. Amend Section 13-303 Zoning Map to include a new Office Research/Corporate Suites "OR-1" Zone in place of the OR Zone situated south of Route 78, east of 1-287 and west of Routes 202/206 in Pluckemin, (Attachment A on file in the Township offices.)
2. 
Ord. No. 2021-002, adopted 3-1-2021. Amend § 13-303, Zoning Map, to update the map to the date of this ordinance and to add the new ORVMU District to the Zoning Map.
3. 
Ord. No. 2021-014. Section 13-303 entitled "Zoning Map" of Article 13-300 entitled "Zoning Districts and Zoning Map" of Chapter 13 entitled "Land Development" of the Revised General Ordinances of the Township of Bedminster, 1984, as heretofore supplemented and amended, is hereby further amended by adoption of the "Zoning Map" dated June 2021.

a. 
Zoning district boundary lines are intended to follow street centerlines, railroad rights-of-way, streams and lot property lines as they exist on lots of record at the time of enactment of this chapter unless otherwise indicated by dimensions on the zoning map.
b. 
Any dimensions shown on the zoning map are in feet and are measured horizontally and, when measured from a street, are measured from the street right-of-way line even if the centerline of that street is used for the location of the zoning district line.
c. 
The exact location of any disputed zoning district boundary line shall be determined by the Zoning Board of Adjustment.
d. 
The zoning standards, controls and designations apply to every structure, lot and use within each district and the district lines extend vertically in both directions from ground level.
