(a) 
A new or the expansion of an existing place of worship to be approvable as a conditional use must have its primary vehicular access from an arterial or major collector or minor collector road as classified in the Princeton Community Master Plan and shall be subject to the bulk regulations set forth in section T10B-272.31(a) and (b).
(b) 
An existing place of worship which does not have frontage on an arterial or major collector or minor collector road may be expanded subject to conditional use approval provided that the use as expanded complies with the bulk regulations set forth in section T10B-272.31(a) and (b).
(c) 
The conditional use standards set forth in section T10B-321 shall not apply.

The following bulk regulations shall be required for the lot or lots on which a place of worship is to be located:
(a) 
Minimum lot size two acres.
(b) 
Maximum floor area ratio (F.A.R.) 12 1/2% or the F.A.R. for the zoning district where located, if less.
(c) 
Minimum lot width 200 feet.
(d) 
Minimum lot depth 200 feet.
(e) 
Minimum lot frontage 100 feet.
(f) 
Maximum impervious coverage 50%.
(g) 
Building setbacks (but not less than a 1.5:1 building setback to building height ratio):
Front yard 50 feet;
Side yards 50 feet;
Rear yard 50 feet.
(h) 
Parking setbacks:
Front yard 30 feet;
Side yards 30 feet;
Rear yard 30 feet.
(i) 
Driveways shall be set back at least 30 feet from all property lines except as may otherwise be necessary for street access.
(j) 
Maximum height: 30 feet to the building plate, but not to exceed two stories, except that one ornamental spire may be 100% higher than the height to the building plate.
(k) 
Parking: one space per 200 square feet of building floor area, but not less than one space for each five seats.
