Any land division within the scope of this chapter, including but not limited to all Certified Survey Maps of a division, existing parcel or consolidations within the scope of this chapter, as described in § 382-5, except subdivisions and county plats, shall be submitted to the Planning and Zoning Administrator on a certified survey map.
A. 
A certified survey map shall be made in conformity with §§ 236.34 and 236.20(5)(a), Wis. Stats., and Article IV of this chapter.
B. 
The map shall show all navigable waters and indicate whether any areas are within a floodplain district of Chapter 370, Floodplain Zoning, of this Code or are within a shoreland-wetland or conservancy district of Chapter 396, Shoreland, Wetland and Habitat Protection, of this Code.
C. 
The map shall include a statement that "Certified Survey Maps do not transfer/convey ownership, a separate document must be filed with the Register of Deeds to transfer/convey the property."
D. 
The map shall include a statement of approval for signature by the Zoning Administrator or designee.
E. 
Any existing or newly created parcel which cross taxation boundaries (Township, city or village) shall be of individual lots for each taxation district.
All certified survey maps shall be submitted to the Planning and Zoning Administrator for his approval.
A. 
Within two working days of its submittal, copies of the certified survey map shall be sent by the Planning and Zoning Administrator to the Chairman of the Township within which the property lies and to the County Land Division Review Group for review. Within 10 working days, the County Land Division Review Group shall notify the Planning and Zoning Administrator of any objections which shall be transmitted to the subdivider. If the County Land Division Review Group fails to respond within the 10 working days, it shall be deemed that they have no objections.
B. 
After the Planning and Zoning Administrator has determined that the Township and the County Land Division Review Group have no objections, the Planning and Zoning Administrator shall review the certified survey map for compliance with § 382-30 of this chapter and shall either approve or reject the survey map within 90 working days of its submittal. Approved certified survey maps shall be recorded in the office of the Adams County Register of Deeds within 12 months after the date of the last approval of the map and within 36 months after the date of the first approval of the map; otherwise, said approval shall become null and void.
