The intent of the Residential District is to provide for residential neighborhoods that provide a mix of housing types, while permitting neighborhood-scale services, and to protect these areas from incompatible uses.
A building may be erected or altered, to be used either in whole or in part, and a lot may be used or occupied for any of the following uses, and no other, provided that such uses shall comply with such regulations as yard, lot size, lot width, building area and height, impervious surface, easements, buffer yards, off-street parking, and other provisions as are specified in this chapter.
A. 
Uses by right. Any of the following uses shall be permitted, provided Article X, Use Regulations, of this chapter has also been met:

B. 
Uses permitted by conditional approval. Any of the following uses shall be permitted, provided the conditions for conditional use approval have been met in accordance with Article XV, and, in addition, Article X, Use Regulations, of this chapter has also been met:

C. 
Area and dimensional regulations. The following area and dimensional requirements shall apply:
(1) 
Minimum lot area: 1.5 acre.
(2) 
Minimum lot width: 125 feet.
(3) 
Maximum building height: 35 feet.
(4) 
Maximum impervious surface ratio: 50%.
(5) 
Minimum yards:
(a) 
Front: 50 feet.
(b) 
Side: 15 feet.
(c) 
Rear: 25 feet.
D. 
Additional regulations.
(1) 
The minimum area for each dwelling unit shall comply with the adjusted tract area and minimum net lot area requirements of the § 525-34C(1).
(2) 
In standard subdivisions of four or more lots without greenway lands (i.e., standard or conventional lotting) the minimum area for each dwelling unit shall be 2 1/2 acres in the R District, and three acres in the C District. Such subdivisions shall be permitted by conditional use only and shall comply with conditional use requirements as established in § 525-64 of this chapter. Standard subdivisions with three or fewer lots shall comply with the lot, yard and height regulations as required in § 525-12C unless otherwise specified in Article X. Conservation subdivisions with greenway lands shall comply with lot, yard and height regulations as set forth in § 525-34.
