The regulations for these districts are designed to protect and stabilize the characteristics of the older existing built-up portions of the Borough and encourage a suitable and safe environment for family life.

1. 
Any use permitted in the R-O Residential District, except mobile homes, subject to the regulations of the R-T Residential Town Districts.
2. 
Two-family residential structures (duplexes).
3. 
Multifamily and conversion apartment dwellings.
4. 
Churches and similar places of worship.
5. 
Wireless communications facilities, subject to the provisions of Section 1119(B)(1).

Uses permitted with Zoning Hearing Board approval.
1. 
Recreation areas and structures operated by membership clubs for the benefit of their members, but shall not have an adverse effect in the area, and shall not be for profit.
2. 
Garage apartments for not more than one family, provided that the building be setback 10 feet from all side yards and 25 feet from rear lot lines, and the lot contains at least 8,000 square feet.

A lot width, lot area, and yard setback requirement of not less than the dimensions shown in the following table shall be provided for every principal dwelling unit and/or principal nonresidential building hereafter erected or altered for any use permitted in this district.

NOTE:

For corner units/end units.
On corner lots, the side yards abutting the street shall be the same width as the depth of the required front yard.
No building shall exceed 2 1/2 stories or 35 feet in height unless authorized as a special exception, provided that the front yard must be increased by five feet for every story over two and side and rear yards must be increased by 2 1/2 feet for every story over two.

Only those signs relating to the principal uses conducted on the premises or the principal materials or products made, sold, or displayed on the premises shall be permitted and provided, further, that all signs and advertising structures shall be erected and maintained in accordance with Part 13.
