General sign regulations (applicable to all permanent residential
CPDD and NFPDD signs):
(1) Only
signs that are specifically permitted within this regulation may be
displayed. All other signs and types of signs not specifically permitted
are forbidden within the CPDD and NFPDD.
(2) A
sign shall not rotate, gyrate, blink, flash, or move in any fashion.
(3) Off-premises
signs are not permitted.
(4) Roof
signs are not permitted.
(5) Sign
copy on any sign shall be coordinated in size, color and type style.
(6) Copy
shall be applied in a manner which avoids shadow distortion.
(7) Primary
attached building identification signs shall be mounted in a position
generally centered in position on the building facade. In no case
shall a sign extend in height above the horizontal line where the
building wall plane intersects the building roof line. When mounted
on a parapet, no sign may extend above the parapet wall.
(8) Logo
symbols shall not exceed the maximum sign height or be 50% greater
than the actual letter height; symbols may not be located closer than
1/2 letter height to any building edge, window, door, column, corner,
mullion, sign band, canopy or other significant architectural feature.
Exceptions may be granted to these size and location requirements
when the logo is part of a registered trademark.
(9) A
sign’s background color shall be limited to one color only.
(10) A sign shall not have excessive detail and information which make
the sign difficult to read.
(11) Copy color shall contrast with the background color.
(12) When there are multiple individual identifying business signs on
a building (e.g., retail strip center), all signs must be coordinated
in size, color and type style.
(13) Paint on nonferrous metals shall be a Matthews acrylic polyurethane
or equal self-etching primer.
(14) Notwithstanding anything contained herein to the contrary, any sign
authorized in this article may contain a noncommercial message in
lieu of a commercial message.

adopted 8/1/06)
(a) Applicability.
The following residential signs (with
their respective governing requirements stated) are permitted in the
following zones and within residential developments approved for development
in all other CPDD and NFPDD zones:
(1) CPDD zones.
(A) Town Square Zone (Zone C).
(B) Residential Adjacency Zone (Zone D).
(C) Old Highway 5 Zone (Zone G).
(D) Residential Transition Zone (Zone H).
(E) Central Single-Family Preservation Zone (Zone I).
(F) Eastern Single-Family Preservation Zone (Zone L).
(b) Residential development identification signs.
(1) Location.
Must be located at and incorporated as part
of the development entry or entries. When constructed on an entry
median, must be located so that it does not project into or encroach
upon any sidewalk or sidewalk setback. When not on an entry median,
these signs may not be built as a separate structure and placed in
a location in front of any wall built as part of the development entry.
(2) Design.
The sign must be designed so that it is fully
integrated with the overall development entry (or multiple entries)
design or with a mall design when identifying one development among
several when located at or along a common entryway (drive, street,
etc.). Signs may be designed to be either part of a development’s
entry feature wall, or a detached monument sign placed on an entry
median. When designed as a median sign, the sign must not be taller
than five (5) feet nor longer than eight (8) feet. Median signs must
have a masonry base that is the same predominant building material
as that of the development being identified.
(3) Lighting.
The sign may be illuminated only with either:
(A) Concealed external shielded floodlights; or
(c) Site directional and information signs.
(1) Location.
Uniform in selected sites within the development.
(2) Design.
Must be of a uniform design throughout the CPDD.
Signs must be mounted on a 3-1/2-inch diameter (square cross-section)
tubular pole at a uniform height of 6 feet above grade. The poles
must be colored dark bronze (and painted with polyester urethane paint).
(3) Lighting.
Directional and information signs will not
be illuminated.
