For the purposes of this article, the following terms, phrases, words, and their derivations shall have the meaning ascribed to them in this section. When not inconsistent with the context, words used in the present tense include the future, words used in the singular number include the plural, and words used in the plural number include the singular. Definitions not expressly prescribed herein are to be determined according to customary usage.
Any structure which is built for the support, shelter, or enclosure of animals, chattels, machinery, equipment, or movable property of any kind.
A line generally parallel to the street right-of-way line, and defines an area on the building lot between the street right-of-way line and the building line within which no building or structure shall be permitted.
The designated inspection authority of the city.
The duly and constitutionally elected governing body of the city.
The person employed as the chief administrative officer of the city and duly appointed by the city council.
A private drive allowing the principal means of access to individual manufactured home lots or auxiliary buildings.
A minor entranceway off the common access route within the park, into an off-street parking area serving one or more manufactured homes.
That portion of a tract of land that abuts on a public street to which it has direct access.
A structure, constructed on or after June 15, 1976, according to the rules of the United States Department of Housing and Urban Development, transportable in one or more sections, which, when erected on-site, is 320 or more square feet, and which is built on a permanent chassis and designed to be used as a dwelling with or without a permanent foundation when connected to the required utilities, and includes the plumbing, heating, air conditioning, and electrical systems. The term does not include recreational vehicles.
A physically undivided tract or parcel of land having frontage on a public street, and which is, or in the future may be, offered for sale, conveyance, transfer, lease, or improvement, which is designated as a distinct and separate tract and which is identified by a lot number or tract symbol on a duly approved subdivision plat which has been properly recorded.
The length of a straight line connecting the midpoint of the front and rear lot lines.
The length of a line (drawn perpendicular to the lot depth line) connecting the side lot lines at the building setback line or at a point no farther than 35 feet from the front lot line.
A HUD-code manufactured home.
Any plot of ground upon which two or more manufactured homes, occupied for dwelling or sleeping purposes, are located, regardless of whether or not a charge is made for accommodation.
Is permissive.
A structure that was constructed before June 15, 1976, transportable in one or more sections, which, in the traveling mode, is eight (8) body feet or more in width or forty (40) body feet or more in length, or, when erected on-site, is 320 or more square feet, and which is built on a permanent chassis and designed to be used as a dwelling with or without a permanent foundation when connected to the required utilities, and includes the plumbing, heating, air conditioning, and electrical systems.
A home built off-site and brought into the site and must meet or exceed HUD-code manufactured home standards. The term “manufactured home” shall be inclusive of the term “modular home.”
A minimum space ten feet (10') in width by twenty feet (20') in length, located within the boundary of a manufactured home space, or in a common parking and storage area having unobstructed access to an internal street or public roadway.
A written special use permit or certification issued by the city to determine the appropriate location for a HUD-code manufactured home within the city.
A written permit or certification issued by the city permitting the construction, alteration, extension and/or operation of a manufactured home park under the provisions of this article and regulations issued hereunder.
A written permit or certification issued by the city permitting the construction, alteration, extension and/or operation of a recreational vehicle park under the provisions of this article and regulations issued hereunder.
Any natural individual, firm, trust, partnership, association or corporation.
A legal description of a piece of land with dimensions indicated on a subdivision plat.
Any building or structure which is built off site, usually consisting of multiple sections, shall not be used as a residence, and may be brought into a site for the support, shelter or enclosure of property or equipment of any kind. It shall not include portable buildings built specifically for storage only.
A recreational motorized vehicle that is built on a single chassis and designed primarily as temporary living quarters for recreational, camping, travel or seasonal use and is designed to travel under its own power without the need for any additional outside source to push, pull or tow the recreational vehicle. The recreational vehicle is designed to have fixed wheels and axles connected to the frame of the recreational vehicle. For the purpose of definitions, only, the term “recreational vehicle” shall include travel trailer.
Any plot of ground upon which two or more recreational vehicles, occupied for dwelling or sleeping purposes, are located, regardless of whether or not a charge is made for accommodation.
A connection consisting of pipes, fittings and appurtenances from the drain outlet of a manufactured mobile home [sic], recreational vehicle, or mobile home to the inlet of the corresponding sewer service riser pipe of the sewage system serving the manufactured home park.
That portion of sewer service that extends vertically to the ground elevation and terminates at a manufactured home, recreational vehicle, or mobile home space.
Is always mandatory.
Material installed along the sides and ends of a manufactured home to enclose the opening between the bottom of the frame and the ground. Skirting must be a fire resistant material as approved by the city and installed per regulations of the manufactured housing rules of the Texas Department of Housing and Community Affairs.
A plot of ground within a manufactured home park or a recreational vehicle park designated for accommodation of one manufactured home or a recreational vehicle, together with such open space as required by this article. The term includes “lot” and “site.”
The anchoring of a manufactured home to the ground. All tie-downs shall meet or exceed the requirements for manufactured home tie-downs in the Manufactured Housing Standards Act of the state.
A structure, having no foundation other than a permanent chassis with wheels, which is twelve (12) body feet or less in width, and is designed to be used as a dwelling with or without a permanent foundation. The term “travel trailer” includes folding hardtop campers transported behind a motor vehicle, truck-mounted campers attached to and transported behind a motor vehicle or pickup, campers, converted buses, tent trailers, or similar devices used for temporary portable housing, or similar types of temporary dwellings intended for short-term occupancy, travel, and/or recreation. For the purpose of definitions, only, the term “travel trailer” shall include recreational vehicle.
