In accordance with Section 501 of the Pennsylvania Municipalities
Planning Code, Act 247, as amended, provisions regulating mobile home parks shall be separate and distinct. The standards and regulations provided herein shall apply to both the development and expansion of mobile home parks. The development and/or expansion of a mobile home park shall be deemed as a subdivision or land development and shall be subject to design standards within Article
VIII and regulations provided within this article and all sections and subsections thereunder.
Every mobile home located within a mobile home park shall be
manufactured, installed and maintained in compliance with any and
all applicable National Fire Protection Association standards, which
are incorporated herein by reference; specifically NFPA 501 (2022
Edition), NFPA 501A (2021 Edition) and NFPA 225 (2021 Edition), as
the same may be amended, corrected or superseded.
The owner/operator of each mobile home park shall be responsible
for the removal and/or demolition of any abandoned mobile home within
30 days of the earlier to occur of a) a mobile home becomes an abandoned
mobile home as defined in this chapter; and b) the Dallas Township
Code Enforcement Officer gives notice to the owner/operator under
any applicable Dallas Township ordinance that the mobile home is uninhabitable.
All Dallas Township ordinances are applicable to mobile home
parks, mobile home lots and the owner/operator of a mobile home park,
all of which shall be enforced accordingly by the Dallas Township
Code Enforcement Officer.
