Each trailer site shall not be less than twenty-four hundred
(2,400) square feet in area and 30 feet in width, measured perpendicularly
to the sideline of the trailer space, except that transient trailer
spaces may not be less than fifteen hundred (1,500) square feet in
area, and 25 feet in width, measured as set forth above.

Each trailer site shall have a rear yard and side yard of at
least five feet as measured from the trailer and trailer awning to
the trailer site line.

The corners of each trailer site shall be clearly marked and
each site shall be numbered or otherwise marked for identification.

No building or structure shall be permitted on any trailer site
except as provided in this section.
(1) Private
toilet and bath compartments may be provided on each site.
(2) An
awning of aluminum, galvanized iron, plastic, canvas or light material
as approved by the building department; provided, however:
(a) That area under the awning may be closed on only three sides, and
the open side shall face on the trailer park street.
(b) Drop curtains, capable of being rolled up, may be used on two sides
of the enclosure.
(c) An awning may be placed on the opposite side of the trailer for carport
purposes, but such awning shall be attached to the awning rail and
any awning so used shall not be over 10 feet in width, and shall not
extend within five feet of the trailer site boundary line, and must
be rigidly supported by metal supports and metal frames, and shall
be securely anchored to resist at least 15 pounds of wind pressure.
(3) Any
apron between the trailer and the ground may be solid on only the
patio side, and the balance shall be openwork, such as lattice. The
entire enclosure must be removable for inspection purposes.
(4) A
fence not exceeding 42 inches in height may be constructed around
the perimeter of the trailer site; provided, however, no fence shall
be constructed in the area between the trailer and the trailer park
street. No fencing shall be attached to the trailer.
(5) No
cabana, ramada or any similar or comparable structure may be erected
or maintained on any trailer site within the city.

Not more than one transient trailer space shall be allowed for
every 10 standard size trailer spaces.

Every trailer within a trailer park shall be located upon a
trailer site, excepting those trailers in dead storage.

Each trailer shall be parked on the trailer site so that the
trailer hitch is not facing the rear of the trailer park site.

Each trailer on a trailer site shall be at least 20 feet from
any building and 10 feet from any other trailer.

(a) It
is unlawful to store or place any mobilehome, or trailer, as those
terms are defined in the California
Civil Code, in any mobilehome
park in the City.
(b) This
section shall not apply to mobilehomes which meet each of the following
requirements:
(1) The mobilehome is being placed in the mobilehome park for purposes
of human habitation; and
(2) A set-up permit has been obtained from the Escondido building department
prior to moving or placing the mobilehome or trailer in the mobilehome
park.
(c) This
section shall not apply to any mobilehome or trailer which has been
placed in a mobilehome park prior to January 1, 1992, if a certificate
of occupancy or set-up permit has been issued for the mobilehome or
trailer.
(d) A
violation of this section is a misdemeanor and shall be punished as
provided in section 1-13 of this code. Each day a mobilehome or trailer
is stored in a mobilehome park in violation of any provision in this
section shall subject the owner of the mobilehome park to civil penalties
as provided in section 1-20 et seq., of this code.
