[Amended at time of adoption of Code (see Ch. 1, General Provisions, Art. I)]
The City is divided into the districts set forth by this chapter and as shown by the district boundaries on the Zoning Map.[1] These districts are:
A. 
R-1 Residential District. These districts are intended to provide for single-family detached dwellings and related uses as well as health care and related institutions or businesses and compatible uses.
B. 
R-2 Residential District. These districts are established to provide for a variety of housing types along with a traditional urban neighborhood mix of small-scale businesses and housing, and to provide for areas of transition between residential and commercial areas.
C. 
M-C (MFG/COM) Manufacturing/Commercial District. The purpose of this classification is to provide for the manufacturing, industrial and commercial activities and uses which are traditional to the City's economy, as well as any activities which could bring in outside capital in a quality environment.
D. 
I-2 Industrial District. This district is to provide for traditional local manufacturing activities, including heavy manufacturing.
E. 
I-3 Special District. The purpose of this district is to provide for adult entertainment establishments and to regulate to the maximum extent permitted by law to effectuate the promotion and protection of the public health, safety, morals, and general welfare of the City, as well as providing for any uses permitted in the I-2 District.
F. 
C-1 Commercial District. The purpose of this district is to encourage all forms of beneficial reinvestment in the heart of the City. A variety of uses will be permitted, provided that provisions are made to retain a human, pedestrian scale of development.
G. 
C-2 Highway Commercial District. This district is established to provide space for highway-oriented commercial uses in high traffic areas without jeopardizing surrounding residential areas.

The boundaries of the zoning districts shall be as shown on the Zoning Map.[1] Where uncertainty exists with respect to the boundaries of the various zoning districts, the following rules shall apply:
A. 
Where a zoning district boundary follows a street, alley, railroad, or watercourse the center line of such street, alley, railroad, or watercourse shall be interpreted to be the zoning district boundary.
B. 
Where a zoning district boundary approximately parallels a street or alley the boundary shall be interpreted as being parallel to it and at such distance from it as indicated on the Zoning Map. If no distance is given, such dimension shall be determined by the use of the scale shown on the Zoning Map.
C. 
Where a zoning district boundary approximately follows a lot line the lot line shall be interpreted to be the zoning district boundary.
D. 
Submerged areas. Where areas within the Municipality are underwater and are bounded by two or more zoning districts, the boundary lines of these districts shall be extended to the center of the body of water.
E. 
Annexed lands. Any land annexed to or made a part of the Municipality subsequent to the adoption of this chapter shall immediately be classified as Residential District as of the effective date of annexation.
F. 
Vacation of public ways. Whenever any street or alley is vacated, the zoning district or districts adjoining the side of such street or alley shall be automatically extended to the center of the vacated area.
G. 
Where a zoning district boundary does not follow a physical feature or lot line and none of the previous rules apply the location of such boundary, unless the same is indicated by dimensions shown on the Zoning Map,[2] shall be determined by the use of the map scale appearing thereon.

A. 
Zoning Map. A map entitled "the City of Farrell Zoning Map" is hereby adopted as part of this chapter. The Zoning Map[1] shall be kept on file and available for examination at the City office.

B. 
Zoning district changes. All approved changes to zoning districts shall be promptly recorded on the Zoning Map by the Zoning Officer.
