[Amended at time of adoption of Code (see Ch. 1, General Provisions, Art. I)]
The City is divided into the districts set forth by this chapter and as shown by the district boundaries on the Zoning Map.[1] These districts are:
A.
R-1 Residential District. These districts are intended to provide for single-family detached dwellings and related uses as well as health care and related institutions or businesses and compatible uses.
B.
R-2 Residential District. These districts are established to provide for a variety of housing types along with a traditional urban neighborhood mix of small-scale businesses and housing, and to provide for areas of transition between residential and commercial areas.
C.
M-C (MFG/COM) Manufacturing/Commercial District. The purpose of this classification is to provide for the manufacturing, industrial and commercial activities and uses which are traditional to the City's economy, as well as any activities which could bring in outside capital in a quality environment.
D.
I-2 Industrial District. This district is to provide for traditional local manufacturing activities, including heavy manufacturing.
E.
I-3 Special District. The purpose of this district is to provide for adult entertainment establishments and to regulate to the maximum extent permitted by law to effectuate the promotion and protection of the public health, safety, morals, and general welfare of the City, as well as providing for any uses permitted in the I-2 District.
F.
C-1 Commercial District. The purpose of this district is to encourage all forms of beneficial reinvestment in the heart of the City. A variety of uses will be permitted, provided that provisions are made to retain a human, pedestrian scale of development.
G.
C-2 Highway Commercial District. This district is established to provide space for highway-oriented commercial uses in high traffic areas without jeopardizing surrounding residential areas.
