The director of community development without public hearing
may grant minor modifications to the provisions of this specific plan
limited to the following:
A. Reduction
of open areas by permitting portions of a building to extend into
and occupy not more than ten percent of the area of a required yard;
B. Waive
the development plan review requirement for minor alterations to existing
structures which conform to the following:
1. Repainting of an existing structure the same or similar color hue
which currently exists on the site,
2. Minor alterations in location of landscape features or plant materials
from an approved landscape plan,
3. Minor alterations to an approved plan which do not create a noticeable
difference in the building design. Such minor alterations would not
include the elimination of approved building materials.
