1. Solar Panel Arrays. Solar panels and related equipment shall be permitted
in all zoning districts as an accessory use to principal building
or structure. Follow all regulations regarding an access structure.
Solar panel arrays as a principal use on the property shall be permitted
within the Township. All solar panel arrays, whether accessory or
principal use, shall comply with the following requirements:
A. All panels and equipment meet the setback requirements for a detached
accessory use in accordance with the zoning district requirements
where the array will be located, if the panels are accessory to the
principal use.
B. To the greatest exact possible, roof-mounted solar panels and equipment
shall be mounted with the roof line. If roof type or sun angle are
not sufficient to permit flush mounting, roof arrays shall not exceed
maximum height requirements for the zoning district in which the array
will be located.
2. Wind Energy Conversion Systems. Wind energy conversion systems and
related equipment shall be permitted in all zoning districts as an
accessory use to a principal building or structure. Wind energy conversion
systems as a principal use shall be permitted within the Township.
All wind energy conversion systems, whether accessory or principal
uses, shall comply with the following requirements:
A. All components of the wind energy conversion system, including windmill
structure and associated equipment, shall meet the setback requirements
for a detached accessory use in accordance with the zoning district
requirements where the array will be located, if accessory to a principal
use. Where the panels are the principal use of a property, or where
the zoning district has no setback requirements for detached accessory
uses, the setbacks for principal uses shall apply.
3. Outdoor Wood-Fired Boilers. Outdoor wood-fired boilers shall be permitted
in accordance with the Pennsylvania Code, Title 25, Environmental
Protection, Chapter 123, Standards for Contaminants, § 123.14.
