As used in this chapter, the following terms shall have the meanings indicated:
Any person appointed by the Town Board to whom it may delegate the authority to administer and enforce the chapter.
A structure with provisions for complete living, including sanitary and sleeping facilities, for year-round use by one family and approved for human occupancy (having an approved certificate of occupancy), whether constructed and/or erected on site, in a factory, manufactured pursuant to applicable code or meeting the definition of "mobile home" as defined by this chapter. For purposes of determining compliance with this Chapter 106, accessory structures (i.e., garages, sheds, barns and the like) shall be deemed incorporated into and considered in matters affecting the principal dwelling; for example, an unattached garage or shed must nevertheless be located within the setback lines set forth in § 106-10 of this chapter.
A designated parcel, tract, or area of land established by plot, subdivision, or as otherwise permitted by law, to be used, developed, or built upon as a unit.
Total area within property lines excluding any part thereof lying within the boundaries of a public highway.
The distance between the boundaries of a lot measured at their points of intersection with the public road line.
Property lines bounding a lot.
A lot for which a valid conveyance has been recorded in the County Clerk's office.
Manufactured housing built on a chassis (metal frame) which meets any or all of the following characteristics:
It is manufactured as a relocatable dwelling unit intended for year-round occupancy and for installation on-site with or without a basement or permanent foundation;
It is designated to be transported, after manufacture, on its own chassis (metal frame) and connected to utilities after placement on a mobile home pad;
It is designed to be installed as a complete single-wide, double-wide or manufactured add-on unit with only incidental unpacking and assembling operations;
It is designed and manufactured as the type of unit which would require, after January 15, 1976, a seal provided by the US Department of Housing and Urban Development;
"Mobile home" shall mean units designed to be used exclusively for residential purposes, excluding travel trailers, motor homes, truck campers, camping trailers, and pop-up trailers.
A mobile home shall be deemed to remain a mobile home, subject to all regulations applying thereto, whether or not wheels, axles, hitch, or other appurtenances of mobility are removed and regardless of the nature of the foundation provided, additions, or alterations.
Any individual, corporation, governmental authority, trust, estate, partnership, association, two or more persons having a joint or common interest, or any other legal entity.
Right-of-way line of a road as dedicated by a deed or record. Where the width of the road is not established, the road line shall be considered to be 24.75 feet from the center line of the road pavement or traveled way.
Anything constructed or erected, the use of which requires location on the ground or attachment to something having location on the ground.
