A certain document, a copy of which is on file in the office of the City Clerk of the City of Cassville, being marked and designated as "The International Building Code, 2018 Edition," including Appendix Chapter A, Employee Qualifications, Chapter B, Board of Appeals, Chapter E, Supplementary Accessibility Requirements, Chapter G, Flood-Resistant Construction, Chapter I, Patio Covers, and Chapter J, Grading, as published by the International Code Council, be and is hereby adopted as the Building Code of the City of Cassville in the State of Missouri for regulating and governing the conditions and maintenance of all property, buildings and structures; by providing the standards for supplied utilities and facilities and other physical things and conditions essential to ensure that structures are safe, sanitary and fit for occupation and use; and the condemnation of buildings and structures unfit for human occupancy and use and the demolition of such structures as herein provided; providing for the issuance of permits and collection of fees therefor; and each and all of the regulations, provisions, penalties, conditions and terms of said Building Code on file in the office of the City of Cassville are hereby referred to, adopted and made a part hereof, as if fully set out in this Article, with the additions, insertions, deletions and changes, if any, prescribed in Section 500.020 of this Article.

The following Sections or Appendixes of the International Building Code are hereby revised as follows:

A. 
A residential building permit is required on any renovation, new construction and/or additions.
1. 
Permit Fees.
a. 
New residential construction: thirty cents ($0.30) per square foot.
b. 
Garage/carport/outbuildings (separate or attached): fifteen cents ($0.15) per square foot.
c. 
Residential remodeling: twenty cents ($0.20) per square foot.
d. 
The minimum fee for a residential building permit shall be fifty dollars ($50.00).
2. 
Permit fees for projects not classified as new construction or remodeling are:
a. 
Structural permit fee: fifty dollars ($50.00).
b. 
Electrical permit fee: fifty dollars ($50.00).
c. 
Mechanical permit fee: fifty dollars ($50.00).
d. 
Plumbing permit fee: fifty dollars ($50.00).
e. 
HVAC permit (heating per unit or A/C per unit): fifty dollars (50.00).
f. 
Combined heating and A/C unit permit: fifty dollars ($50.00).
g. 
Remodeling and projects not new: fifty dollars ($50.00) each.
When a project requires multiple permits, the total fees charged will not exceed twenty-five dollars ($25.00) for each permit. Excludes permits required in Subsection (A)(1) and Subsection (D)(1) through (7).
3. 
For each permit, one (1) re-inspection will be included. Two (2) or more re-inspections require an additional fee of twenty-five dollars ($25.00) each.
B. 
A commercial building permit is required for work that is regulated by the IBC 2018 and Cassville Municipal Code.
1. 
Permit Fees.
a. 
A building permit is required for buildings being constructed for and owned by entities that are subdivisions of the State of Missouri and any organization that qualifies as tax exempt under Section 501C of the Internal Revenue Code. The permit fee shall be the City’s actual cost of inspections.
b. 
The minimum fee for a commercial building permit is fifty dollars ($50.00).
c. 
New commercial construction permit: fifty cents ($0.50) per square foot.
d. 
Garage/carport/outbuildings (separate or attached) permit: twenty-five cents ($0.25) per square foot.
e. 
Commercial remodeling permit: fifty cents ($0.50) per square foot.
f. 
Remodeling and projects not new: fifty dollars ($50.00) each.
g. 
HVAC permit (heating per unit or A/C per unit): seventy-five dollars ($75.00).
h. 
Combined heating and A/C unit permit: seventy-five dollars ($75.00).
C. 
No permit is required for maintenance, repairs and/or alterations that do not require building/structural, electrical, mechanical or plumbing permits.
D. 
Other Required Permits And Fees.
1. 
Demolition: fifty dollars ($50.00).
2. 
Mobile home placement: fifty dollars ($50.00).
3. 
Residential re-roofing: fifty dollars ($50.00).
4. 
Driveways (new or replacement): fifty dollars ($50.00).
5. 
HVAC (heating per unit or A/C per unit): seventy-five dollars ($75.00) [combined heating and A/C unit: seventy-five dollars ($75.00)].
6. 
Moving of buildings, mobile homes or structures: fifty dollars ($50.00).
7. 
Fees for work started before a permit is obtained (all Code requirements must be met): triple.
E. 
Permit Expiration.
1. 
Permits issued under Subsection (A)(1) will be valid for six (6) months and eligible for extension for another six (6) months with the Building Inspector's approval.
2. 
All other permits will be issued for a period of thirty (30) days.
