A. 
Type 1 decisions shall be made by the City department or officer specified by ordinance.
B. 
The Department is not required to enter findings of fact or conclusions when issuing Type 1 decisions.

All Type 2 decisions shall be made by the Director, or in appropriate cases, the Short Subdivision Committee, pursuant to the procedures set forth in TMC Chapter 18.104.
B. 
The Department is not required to enter findings of fact or conclusions when issuing Type 2 decisions, provided that findings of fact and conclusions are required for Shoreline permits.

Type 3 decisions shall be made by the Hearing Examiner following an open record public hearing. Such public hearing shall be conducted in accordance with the procedures for open record public hearings specified in TMC Chapter 18.112.
B. 
Following a public hearing on a Type 3 decision, the hearing body shall render a written decision, including findings of fact and conclusions that set forth and demonstrate the manner in which the decision is consistent with, carries out, and helps implement applicable state laws and regulations and the goals of the City of Tukwila Comprehensive Plan, the City of Tukwila’s Development Regulations, and other official laws, policies, and objectives of the City of Tukwila.
C. 
Following the rendering of the written decision by the Hearing Examiner, the Department shall promptly issue a Notice of Decision pursuant to TMC Section 18.104.170.
