Uses for which a conditional use permit is required shall comply with this chapter. Such conditional use permits shall not be granted unless all of the following criteria are satisfied:
A.
The use should not be materially detrimental to the public welfare or injurious to property in the zone or vicinity in which the property is located;
B.
The use is designed and built in a manner that is compatible with the character and appearance of existing structures in the vicinity;
C.
Any adverse environmental impacts of the use can be adequately mitigated; and
D.
The use will be supported by adequate public facilities and services.
The burden of proving that a conditional use meets the applicable criteria shall be on the applicant. The applicant may be required to submit information or data in addition to that routinely required for permit applications. |
The hearing body may establish conditions for approval consistent with the criteria listed above. |
